Job summary

AsmitA India Realty is seeking a Property Maintenance Manager to oversee maintenance across all company properties. The role requires strong knowledge of civil maintenance and the ability to coordinate plumbing, electrical, waterproofing, tiling, painting and related works.

The successful candidate will own maintenance issues from identification to closure, ensure quality and cost control, and lead technicians, contractors and internal teams to achieve timely, compliant results.

Qualifications

• Mandatory Diploma / Degree in Civil Engineering.
• 7+ years of experience in civil or property maintenance.
• Experience with civil construction and building maintenance.
• Exposure to residential or commercial properties preferred.

Responsibilities

• Conduct regular property inspections and identify maintenance needs.
• Coordinate civil maintenance from identification to closure.
• Supervise plumbing, electrical, waterproofing, tiling, painting, and finishing works.
• Manage contractors, vendors, and maintenance staff.
• Prepare maintenance reports and cost-tracking records.
• Respond to emergency maintenance with minimal disruption.

Job Summary

The Property Maintenance Manager will be responsible for the overall maintenance, upkeep, inspection, and timely resolution of technical issues across all company properties. The role requires strong knowledge of civil maintenance along with the ability to manage and coordinate plumbing, electrical, waterproofing, tiling, painting, and other property-related maintenance works.

The candidate will take complete ownership of maintenance issues from identification to final closure while ensuring quality, cost control, and timely completion.

• Conduct regular inspections of all assigned properties and identify maintenance requirements.
• Take complete ownership of civil maintenance issues from identification to resolution and closure.
• Manage civil repairs including cracks, plaster, flooring, masonry, waterproofing, tiling, painting, and finishing works.
• Coordinate and supervise plumbing, drainage, water supply, leakage, pump, and sanitary-related maintenance.
• Coordinate with qualified technicians for electrical issues, including lighting, wiring, switches, DB panels, pumps, and other electrical systems.
• Identify the root cause of recurring maintenance issues and recommend permanent solutions.
• Manage and supervise maintenance staff, technicians, contractors, and external vendors.
• Obtain quotations, monitor costs, and ensure maintenance work is completed within the approved budget.
• Ensure quality, timely completion, and proper closure of all maintenance work.
• Develop and implement preventive maintenance schedules for all properties and critical infrastructure.
• Maintain records of complaints, maintenance activities, costs, vendors, and pending issues.
• Prepare regular maintenance reports and highlight critical or recurring issues to management.
• Respond promptly to emergency maintenance situations and ensure minimum disruption to property operations.
• Coordinate with internal teams, property teams, security, housekeeping, and other stakeholders for smooth execution of maintenance activities.

Required Qualifications & Experience

• Mandatory Diploma / Degree in Civil Engineering.
• 7+ Years of experience in relevant field
• Experience in civil construction, building maintenance, or property maintenance.
• Exposure to residential, commercial, or multiple-property maintenance will be preferred.
• Basic understanding of plumbing, electrical, waterproofing, tiling, painting, and finishing works.
• Experience in managing contractors, vendors, and maintenance teams will be an advantage.
