Job summary

Isprava in Goa seeks a seasoned Project Manager - Planning to lead end-to-end planning and execution across multiple luxury villa projects, collaborating with the Project Director, in-house teams, consultants and vendors.

You will drive design and architecture alignment, control budgets, cash flow, and timelines, deploy new materials and tech, and ensure high-quality, bespoke villa delivery for discerning clients.

Qualifications

• Bachelor's or Master's degree in Civil Engineering, or a related field.
• 10-15 years of experience in project/construction management.
• Proven track record in real estate.
• Proficient in project management methodologies, risk management, financial acumen, and data analysis.
• Excellent communication, stakeholder management, and negotiation abilities.
• Strong system and process-driven mindset, with a focus on continuous improvement.

Responsibilities

• Own overall project planning and execution across multiple projects, working with the Project Director.
• Plan and track deliverables for in-house teams, external consultants and vendors.
• Understand design and architecture and manage them during the project.
• Maintain 100% control over site progress including site logistics and vendor management.
• Control costs, budgets, and cash flows; ensure value engineering where possible.
• Research and deploy new materials and technology for faster, cost-effective builds.
• Coordinate multifunctional site teams (MEP, architecture, interiors) and stakeholders.
• Identify risks and implement mitigation plans.
• Review plans, interpret drawings and contracts, schedule deliverables and estimate costs.
• Ensure delivery of high standards for customized, fully furnished luxury villas.
• Manage monthly project expenses and align with annual targets.

• Planning and tracking the deliverables for in-house teams, external consultants and vendor deliverables
• Understand design & architecture and be able to manage them during the project
• 100% control over site progress covering but not limited to
• Site logistics, Vendor management, Cost control and management
• Research and deploy new material and technology, faster and cost-effective alternatives
• Multifunctional management skill of site team - including MEP, architect, interior etc
• Resource planning and stakeholder management
• Risk identification and mitigation
• Review project plans, interpret technical drawings and contracts, schedule deliverables, estimate costs, and manage budgets.
• Ensure projects are delivered to the highest standards, meeting client requirements and expectations for customized and fully furnished luxury villas.
• Manage monthly project expenses, cash flow forecast etc in line with the annual targets and project schedule.
