The role requires 12–18 years of experience in high-rise construction, hands-on use of Mivan methods, and strong leadership to coordinate planning, contracts, QS, QA/QC, HSE, procurement, and design teams on complex towers. Excellent stakeholder management is essential.

Qualifications

Job Description

Role Objective

To lead the end-to-end execution of an assigned high-rise residential project or cluster of towers, ensuring delivery in line with approved timelines, quality standards, cost objectives, and safety requirements. The Project Manager acts as the single point of accountability for site execution and coordinates with centralized functions to ensure uninterrupted progress and milestone achievement.

Role Scope

• Lead the execution of one large project or multiple towers/phases.
  
• Drive construction activities from mobilization to handover.
  
• Ensure adherence to Mivan construction methodology and productivity benchmarks.
  
• Coordinate with centralized Planning, Contracts, QS, QA/QC, HSE, CRM, Procurement, and Design teams.
  
• Lead site execution teams and contractors to achieve project milestones.
  
• Ensure compliance with quality, safety, and statutory requirements.

Key Responsibilities

• Lead project mobilization and establish site infrastructure.
  
• Prepare execution strategies and resource deployment plans.

2. Construction Execution Management

• Drive day-to-day execution of all civil, structural, finishing, and MEP activities.
  
• Ensure work execution in accordance with approved drawings and specifications.
  
• Monitor progress against approved schedules and daily targets.
  
• Implement corrective actions to address delays and constraints.
  
• Ensure timely completion of all milestones and handover commitments.
  
• Drive achievement of targeted slab cycles.
  
• Ensure proper planning and utilization of shuttering systems.
  
• Monitor pour plans, work sequencing, and productivity.
  
• Ensure adherence to approved Mivan methodologies and quality requirements.
  

4. Resource Planning & Productivity Management

• Plan and deploy manpower, contractors, equipment, and materials.
  
• Monitor labour productivity and equipment utilization.
  
• Ensure optimum utilization of resources across work fronts.
  
• Eliminate idle time and improve execution efficiency.
  

5. Coordination with Centralized Functions

• Coordinate with Planning for schedule monitoring and recovery plans.
  
• Coordinate with QS and Contracts for billing, quantities, and commercial matters.
  
• Coordinate with Procurement for timely material availability.
  
• Coordinate with QA/QC and HSE teams for implementation of standards.
  
• Coordinate with Design and MEP teams for technical clarifications and approvals.
  
• Coordinate with CRM for inspections and handover readiness.
  

6. Schedule & Progress Management

• Conduct daily and weekly progress reviews.
  
• Monitor critical path activities and identify risks.
  
• Publish progress reports and dashboards.
  

7. Cost Management

• Monitor project expenditure and resource consumption.
  
• Minimize material waste and rework.
  
• Ensure adherence to approved budgets.
  
• Review subcontractor bills and work certifications.
  

8. Contractor Management

• Manage contractor deployment and productivity.
  
• Conduct regular performance reviews.
  
• Resolve execution and coordination issues.
  
• Ensure compliance with contractual obligations and quality standards.
  

9. Quality Management

• Ensure adherence to approved quality standards and specifications.
  
• Implement stage-wise quality inspections and checklists.
  
• Drive a "RightFirst Time" culture.
  
• Ensure closure of non-conformities and audit observations.
  
• Prepare projects for internal audits and customer inspections.
  

10. Safety & Compliance Management

• Ensure implementation of HSE requirements at site.
  
• Ensure compliance with labour laws and statutory requirements.
  
• Ensure readiness for statutory inspections and approvals.
  
• Identify execution, commercial, and resource risks.
  
• Develop mitigation plans and implement corrective actions.
  
• Escalate critical issues to the GM/DGM - Projects in a timely manner.
  

12. Customer Handover & Project Closure

• Ensure snag-free project completion.
  
• Coordinate with CRM for inspections and possession readiness.
  
• Complete punch points and defect closure.
  
• Ensure completion of as-built drawings and project documentation.
  
• Support final handover and project closeout activities.
  
• Lead and mentor construction teams and engineers.
  
• Drive accountability and performance management.
  
• Build a culture of ownership, discipline, and continuous improvement.
  
• Develop future leaders within the project team.

Qualifications

• Hands-on experience in Mivan and fast-track construction methodologies.
