Position: Project Manager Hospitality Projects
Location: Mangalore / Goa / Chikkamagaluru

JOB SUMMARY
We are looking for an experienced Project Manager – Hospitality Projects to oversee and manage construction, renovation, interior, and development projects from concept and planning through execution and completion.
The ideal candidate should have strong experience in the hospitality industry, preferably with experience in hotel, resort, commercial hospitality, or large-scale interior projects. The candidate will be responsible for project planning, site execution, contractor coordination, quality control, timelines, cost management, statutory compliance, and project documentation.
The position requires strong technical knowledge, leadership skills, and the ability to coordinate effectively with architects, consultants, contractors, vendors, QS teams, and internal stakeholders.
KEY DELIVERABLES & ACCOUNTABILITIES
1. Project Planning & Execution
- Oversee construction and development projects from conception to completion.
- Develop project execution plans, timelines, milestones, and resource requirements.
- Monitor project progress against approved schedules, drawings, specifications, and budgets.
- Ensure timely completion of projects in accordance with approved project plans.
- Identify project risks, delays, and critical issues and take corrective action.
- Coordinate multiple project activities simultaneously while maintaining quality and timelines.
2. Hospitality Project Experience
- Manage projects related to hotels, resorts, restaurants, guest rooms, public areas, back-of-house areas, kitchens, banquet facilities, and other hospitality spaces.
- Ensure execution is aligned with hospitality standards, brand standards, operational requirements, and guest experience expectations.
- Coordinate with Operations, Engineering, F&B, Housekeeping, IT, Security, and other operational departments during project execution.
- Understand the specific requirements of operational and pre-opening hospitality projects.
3. Contractor & Consultant Coordination
- Coordinate with contractor engineers and site teams during execution.
- Liaise with Architects, Interior Designers, Structural Consultants, MEP Consultants, QS, PMC, contractors, and vendors.
- Coordinate with interior contractors to ensure project timelines and quality standards are maintained.
- Review and coordinate consolidated drawings for execution.
- Monitor contractor performance and ensure adherence to contractual obligations.
- Conduct regular site meetings and follow up on action points.
4. Scheduling & Project Monitoring
- Prepare and maintain detailed project schedules.
- Determine project timelines by reviewing project plans, specifications, resources, and work sequences.
- Monitor daily and weekly progress against approved schedules.
- Identify delays and implement recovery plans wherever required.
- Coordinate various agencies and contractors to avoid work conflicts and project delays.
- Ensure timely completion of project milestones.
5. Technical Execution & Quality Control
Review, monitor, and coordinate execution of:
- HVAC systems
- Electrical works
- Plumbing and drainage
- Fire & Life Safety systems
- ELV and networking systems
- CCTV and security systems
- Kitchen equipment and services
- Laundry systems
- Elevators and other building services
- Landscaping
- Interior and civil works
- Guest rooms and public areas
- Back-of-house facilities
- Plant machinery and equipment
- Inspect materials and installations at site.
- Ensure work is executed as per approved drawings, specifications, BOQ, tender documents, and brand standards.
- Conduct regular quality inspections and ensure rectification of defects.
- Ensure proper testing and commissioning of systems and equipment.
- Coordinate snagging, rectification, handover, and project close-out activities.
6. Cost & Contract Management
- Monitor project costs against approved budgets.
- Review contractor bills, variations, and additional works in coordination with QS and Finance.
- Monitor contractor contracts and scope of work.
- Review project specifications, BOQs, and tender documents.
- Assist in evaluating contractor and vendor quotations.
- Ensure proper approval for variations and additional expenditures.
- Support cost-control measures throughout the project lifecycle.
7. Statutory Compliance & Safety
- Ensure all project activities comply with applicable statutory requirements and regulations.
- Coordinate with relevant government authorities and statutory agencies.
- Ensure compliance with Fire & Life Safety, building regulations, environmental requirements, labour regulations, and other applicable statutory norms.
- Maintain a safe and clean working environment at project sites.
- Ensure contractors comply with approved safety procedures and site regulations.
- Coordinate inspections and approvals required from relevant authorities.
8. Government & Local Coordination
- Develop and maintain professional relationships with government officials, statutory authorities, local authorities, consultants, contractors, and vendors.
- Coordinate with local authorities for project-related approvals, inspections, permissions, and clearances.
- Support management in resolving local project-related issues.
9. Documentation & Reporting
- Prepare and submit daily, weekly, and monthly project progress reports.
- Track project milestones, delays, risks, costs, and major issues.
- Maintain project documentation including:
- Approved drawings
- BOQs
- Tender documents
- Work orders
- Site instructions
- Material approvals
- Inspection reports
- Progress reports
- Testing & commissioning records
- Snag lists
- Handover documents
- Prepare management reports highlighting project status, risks, and required decisions.
- Maintain proper records of contractor and consultant communications.
10. Project Handover & Closure
- Coordinate final inspections and snag rectification.
- Ensure testing and commissioning of all systems.
- Coordinate with hotel operations and engineering teams for operational handover.
- Ensure completion of as-built drawings, warranties, manuals, and statutory documents.
- Ensure timely project handover and closure.
REQUIRED QUALIFICATION
- Bachelor's Degree / Diploma in Civil Engineering, Construction Management, Architecture, or related field.
- Additional qualifications in Project Management will be an advantage.
EXPERIENCE
- 8–12 years of relevant experience in construction/project management.
- Candidates with strong hospitality industry experience will be preferred.
- Experience in hotel, resort, hospitality, commercial, renovation, or large-scale interior projects is highly desirable.
- Experience handling projects from planning through execution, commissioning, and handover.
- Strong experience in coordinating contractors, consultants, architects, MEP teams, and vendors.

LOCATION
Mangalore | Goa | Chikkamagaluru
Travel: The position may require regular travel between project sites, offices, contractors, and vendor locations as required.
CANDIDATE PROFILE
The ideal candidate should be a hands-on Project Manager with proven hospitality project experience, capable of independently managing site execution, coordinating multiple stakeholders, resolving technical and execution-related issues, and delivering projects within the approved timeline, budget, quality, and safety standards.
Preference: Candidates from Hotel, Resort, Hospitality, Pre-Opening, Renovation, or Large-Scale Hospitality Construction Projects will be given preference.
