Job summary

Vardhx Integrated Services is seeking a Project Head to drive the interior fit-out, approvals, and pre-opening phase of two hotel projects in Sector 50, Gurugram. The role requires acting as the Owner's Representative to coordinate MEP, procurement, and regulatory aspects for successful opening.

The candidate will oversee project execution, vendor management, and statutory clearances, ensuring timely completion within budget and delivering operational readiness for opening.

Qualifications

• Degree/Diploma in Civil Engineering, Architecture, Interior Construction, or related discipline.
• 20–30 years of experience in hotel, hospitality, commercial, or large-scale interior fit-out projects.
• Proven experience in managing contractors, vendors, procurement, approvals, and project execution.
• Exposure to hotel fit-out, commissioning, and pre-opening activities preferred.
• Strong project management, negotiation, coordination, and stakeholder management skills.

Responsibilities

• Lead interior fit-out and MEP activities across both hotels.
• Develop schedules, monitor milestones, and ensure timely completion.
• Coordinate architects, consultants, contractors, suppliers, and service providers.
• Conduct regular site reviews and progress meetings.
• Identify risks, delays, and bottlenecks and implement corrective actions.
• Serve as single point of coordination between Owner, consultants, contractors, vendors, authorities, and hotel operations.

Project Head (Hotel Fit-Out, Approvals & Pre-Opening)

Contractual: For 1 Year, Extendable to 2 Years

LOCATION: Sector 50, Gurugram

REPORTING TO: Owner / Promoter

PROJECT OVERVIEW

The company is developing two business hotels (42 rooms each) in Sector 50, Gurugram. The building structures are complete and the projects are currently in the interior fit-out, MEP completion, finishing, procurement, approvals, and pre-opening stage.

POSITION SUMMARY

The Project Manager will act as the Owner's Representative and will be responsible for planning, coordinating, monitoring, and driving the successful completion of both hotel projects. The role will ensure timely execution of interior fit-out works, MEP services, procurement, vendor management, statutory approvals, testing & commissioning, snag closure, and operational readiness for hotel opening. The incumbent will serve as the single point of coordination between the Owner, consultants, contractors, vendors, government authorities, and hotel operations teams.

KEY RESPONSIBILITIES

Project Execution & Coordination

• Lead and monitor all interior fit-out, finishing, MEP, and associated project activities across both hotels.
• Develop project schedules, monitor milestones, and ensure timely completion of all works.
• Coordinate architects, consultants, contractors, suppliers, and service providers to ensure smooth execution.
• Conduct regular site reviews, progress meetings, and project monitoring activities.
• Identify project risks, delays, and bottlenecks and implement corrective actions.

Vendor & Contractor Management

• Manage and coordinate all project vendors, contractors, subcontractors, and suppliers.
• Ensure timely mobilization of manpower, materials, equipment, and resources.
• Monitor vendor performance against quality, cost, and timeline commitments.
• Drive timely completion of work packages through close follow-up and effective coordination.
• Resolve site-level execution issues and inter-agency coordination challenges.

Procurement & Installation

• Coordinate procurement and installation of Furniture, Fixtures & Equipment (FF&E) and Operating Supplies & Equipment (OS&E).
• Monitor material approvals, delivery schedules, installation activities, and vendor commitments.
• Ensure procurement activities are aligned with project timelines and opening schedules.

Government Liaison & Statutory Approvals

• Liaise with government departments, local authorities, and regulatory agencies.
• Coordinate approvals, licenses, NOCs, fire clearances, and statutory compliances required for hotel operations.
• Follow up with authorities and consultants to ensure timely approvals and project compliance.
• Maintain all project-related statutory and compliance documentation.

Quality, Commissioning & Handover

• Ensure execution quality as per approved specifications and standards.
• Coordinate testing and commissioning of all MEP and engineering systems.
• Monitor snag identification and closure activities.
• Ensure complete project readiness and smooth handover for hotel operations.

Reporting & Stakeholder Management

• Prepare and present weekly and monthly progress reports to the Owner.
• Track project status, budgets, approvals, procurement, risks, and completion schedules.
• Maintain effective communication with all stakeholders and provide proactive updates on project progress.
