Job summary

Vibez Estates seeks an experienced Project Head to own real estate projects from planning to handover, coordinating with internal teams, consultants, contractors and authorities to deliver on time, within budget and to high quality standards.

You will lead end-to-end planning, site management, vendor risk, cost control, approvals, reporting and handover activities, building a strong cross-functional team and ensuring compliance and stakeholder satisfaction across Bengaluru.

Responsibilities

  • Take complete ownership of the project from initial planning to final completion and handover.
  • Develop project execution plans, timelines, milestones, and deliverables.
  • Ensure the project is executed within the approved scope, budget, quality standards, and timeline.
  • Monitor overall project progress and take corrective action wherever required.
  • Prepare detailed project schedules and execution plans.
  • Plan manpower, materials, machinery, contractors, and other resources.
  • Coordinate all stages of development including site development, civil works, infrastructure, landscaping, amenities, utilities, and finishing works.
  • Monitor day-to-day site activities and ensure work progresses as per approved plans.
  • Identify, evaluate, coordinate, and manage contractors, subcontractors, suppliers, and vendors.
  • Monitor contractor performance, work quality, manpower deployment, and timelines.
  • Ensure proper measurement and verification of completed work before processing bills.

Job description

We are looking for an experienced and result-oriented Project Head to take complete ownership of real estate projects from project planning and initiation to execution, completion, and handover. The candidate will be responsible for managing the project lifecycle, coordinating with internal teams, consultants, contractors, vendors, government authorities, and other stakeholders to ensure timely, cost-effective, and high-quality project delivery.

Key Roles & Responsibilities
1. End-to-End Project Management
  • Take complete ownership of the project from initial planning to final completion and handover.
  • Develop project execution plans, timelines, milestones, and deliverables.
  • Ensure the project is executed within the approved scope, budget, quality standards, and timeline.
  • Monitor overall project progress and take corrective action wherever required.
2. Project Planning & Execution
  • Prepare detailed project schedules and execution plans.
  • Plan manpower, materials, machinery, contractors, and other resources.
  • Coordinate all stages of development including site development, civil works, infrastructure, landscaping, amenities, utilities, and finishing works.
  • Monitor day-to-day site activities and ensure work progresses as per approved plans.
3. Construction & Site Management
  • Supervise and monitor construction activities through project/site teams.
  • Ensure construction is carried out according to approved drawings, specifications, and standards.
  • Regularly inspect the site to monitor progress, workmanship, safety, and quality.
  • Identify construction issues and ensure timely resolution.
4. Contractor & Vendor Management
  • Identify, evaluate, coordinate, and manage contractors, subcontractors, suppliers, and vendors.
  • Negotiate commercial terms and ensure timely delivery of materials and services.
  • Monitor contractor performance, work quality, manpower deployment, and timelines.
  • Ensure proper measurement and verification of completed work before processing bills.
5. Budget & Cost Control
  • Prepare and monitor project budgets and estimated costs.
  • Control project expenditure and prevent unnecessary cost overruns.
  • Track contractor bills, material costs, labour costs, and other project expenses.
  • Identify cost-saving opportunities without compromising quality.
6. Approvals & Statutory Coordination
  • Coordinate with architects, consultants, engineers, legal teams, and relevant government authorities for necessary approvals and permissions.
  • Ensure the project complies with applicable statutory, regulatory, safety, and environmental requirements.
  • Maintain proper documentation related to approvals, drawings, contracts, and project records.
7. Quality Control
  • Ensure all construction and development work meets the required quality standards.
  • Coordinate with architects, structural consultants, engineers, and quality teams.
  • Conduct regular quality inspections and ensure rectification of defects.
  • Maintain proper records of inspections, approvals, and quality checks.
8. Project Monitoring & Reporting
  • Track project progress against planned timelines and milestones.
  • Prepare regular MIS and project progress reports for management.
  • Highlight delays, risks, cost variations, resource requirements, and critical issues.
  • Conduct regular project review meetings with concerned teams and stakeholders.
9. Team Management
  • Lead and manage project managers, site engineers, supervisors, contractors, and support teams.
  • Allocate responsibilities and monitor team performance.
  • Ensure adequate manpower is available at every stage of the project.
  • Build coordination between construction, finance, procurement, sales, CRM, legal, and management teams.
10. Risk & Issue Management
  • Identify potential project risks related to cost, timelines, construction, vendors, approvals, manpower, and materials.
  • Develop mitigation plans and resolve issues proactively.
  • Escalate critical issues to senior management with appropriate solutions.
11. Handover & Project Closure
  • Ensure completion of all project works as per agreed specifications.
  • Conduct final inspections and coordinate snag/defect rectification.
  • Coordinate documentation, completion requirements, and final approvals.
  • Ensure smooth project handover to the relevant internal team/customer/operations team.
  • Close contracts, pending works, vendor payments, and project documentation.
