We are looking for an experienced Head MEP to lead the MEP function for residential real estate projects. The candidate will be responsible for the overall planning, design coordination, execution, quality, testing & commissioning, and maintenance of Mechanical, Electrical & Plumbing (MEP) services, ensuring projects are delivered as per approved designs, specifications, timelines, quality standards, and statutory requirements.
The ideal candidate should have 10+ years of relevant experience in residential real estate projects, with strong project execution and team-management capabilities. Experience working on projects in hilly terrain will be preferred.
Key Responsibilities
1. MEP Design & Planning
- Review MEP plans, specifications, BOQs, and design documents in line with project requirements.
- Lead the planning, design review, coordination, and execution of all MEP services.
- Review and coordinate HVAC, plumbing, firefighting, electrical (HT/LT), ELV, building automation, water supply, drainage, STP, ETP, WTP, RO, DM plant, and related systems.
- Analyse engineering challenges and develop practical, cost-effective technical solutions.
- Review tender/design drawings and ensure compliance with project requirements and design intent.
- Prepare and review technical clarifications, design modifications, and site-specific solutions.
2. Project Execution & Site Management
- Oversee day-to-day MEP activities across residential projects.
- Monitor contractors and subcontractors to ensure execution as per approved drawings, specifications, method statements, and project schedules.
- Conduct regular site inspections to monitor quality, progress, workmanship, and compliance.
- Review contractor shop drawings and ensure coordination with architectural, structural, and other engineering disciplines.
- Monitor MEP activities against the approved construction schedule and highlight delays or risks to management.
- Identify site issues, deviations, and coordination conflicts and ensure timely resolution.
3. Contractor & Consultant Management
- Manage and coordinate MEP consultants, contractors, subcontractors, vendors, and site teams.
- Review contractor method statements, material submittals, technical proposals, and shop drawings.
- Evaluate proposed MEP subcontractors and vendors from a technical and execution perspective.
- Coordinate with architects, structural consultants, project managers, government authorities, and other stakeholders.
- Ensure effective coordination between MEP services and other project disciplines.
4. Quality, Testing & Commissioning
- Ensure MEP installations meet approved designs, specifications, quality standards, and applicable codes.
- Witness and review testing activities including:
- Piped system pressure testing
- HVAC duct leakage testing
- Electrical testing
- Mechanical system testing
- Final testing and commissioning
- Review testing and commissioning procedures, schedules, and results.
- Monitor and close MEP defects, snags, and non-conformities.
- Lead final MEP inspection and snagging before project handover.
- Review and approve/coordinate Operation & Maintenance (O&M) manuals and handover documentation.
5. Cost & Commercial Management
- Review MEP cost estimates, material proposals, and technical specifications.
- Provide technical inputs on variations, additional works, and contractor claims.
- Review MEP-related variable costs and advise management on their technical and commercial appropriateness.
- Identify opportunities for cost optimisation without compromising quality, performance, or safety.
6. Documentation & Compliance
- Ensure proper maintenance of MEP drawings, approvals, inspection reports, testing records, and project documentation.
- Coordinate with document controllers to maintain accurate MEP records.
- Ensure required statutory approvals, inspections, and documentation are completed as per project requirements.
- Participate in risk assessments/workshops and identify risks related to MEP installations and project execution.
7. Health & Safety
- Ensure MEP works are executed in accordance with project HSE requirements.
- Monitor site safety practices and report unsafe conditions or violations to management.
- Ensure corrective action is taken for any unsafe MEP installation or working practice.
- Stop or escape work where serious safety risks are identified.
8. Team Leadership & Management
- Lead and manage the MEP engineering and site team.
- Allocate responsibilities and monitor the performance of subordinate staff.
- Provide technical guidance and mentoring to MEP engineers, supervisors, and other team members.
- Conduct technical reviews and ensure timely resolution of project-related MEP issues.
- Prepare and deliver technical presentations to management and project stakeholders as required.
Candidate Profile
Essential:
- 10+ years of experience in MEP engineering/project management.
- Strong experience in Residential Real Estate projects.
- Proven experience managing MEP design coordination and site execution.
- Strong knowledge of HVAC, plumbing, firefighting, electrical, ELV, water treatment, and associated MEP systems.
- Experience in contractor, consultant, vendor, and multidisciplinary coordination.
- Strong knowledge of testing, commissioning, snagging, and project handover.
- Excellent leadership, communication, problem-solving, and project-management skills.
Preferred:
- Experience with residential projects in hilly/mountainous terrain.
- Experience handling large-scale residential developments, townships, luxury housing, or similar projects.
- Experience dealing with challenging site conditions, complex MEP coordination, and infrastructure requirements in hill projects.
