Job summary

Qualifications

• Bachelor's degree in civil engineering, CM, architecture, or related field.
• 12+ years of experience in interior construction/project management.
• Experience with large-scale corporate fit-out projects.
• PMP/PRINCE2 or related certification is a plus.

Responsibilities

• Lead end-to-end planning and execution of multiple interior construction projects.

Role Overview

We are seeking an experienced and dynamic Senior Project Manager to lead and oversee large-scale interior construction projects from conception to completion. The role requires strong leadership capabilities, strategic project execution, stakeholder management, commercial acumen, and expertise in delivering high-quality projects within timelines and budget. The ideal candidate will have extensive experience managing complex corporate/commercial interior fit-out projects while collaborating with cross-functional teams, leadership stakeholders, consultants, contractors, and clients.

Key Responsibilities

1. Strategic Project Planning & Execution

• Lead end-to-end planning and execution of multiple interior construction projects, ensuring alignment with business objectives, client expectations, and operational requirements.
• Develop comprehensive project plans covering scope, schedules, budgets, procurement strategies, resource allocation, and risk mitigation plans.
• Drive project governance, monitor project health, and ensure timely achievement of milestones and deliverables.
• Identify project risks proactively and implement effective mitigation and contingency plans.

2. Stakeholder & Client Management

• Act as the primary point of contact for senior stakeholders including clients, leadership teams, architects, consultants, designers, vendors, and contractors.
• Build strong client relationships through proactive communication, transparency, and delivery excellence.
• Lead project review meetings, steering committee discussions, and progress updates with leadership and external stakeholders.
• Ensure alignment between business expectations, design intent, execution strategy, and commercial objectives.

3. Contractor & Vendor Management

• Lead selection, onboarding, and performance management of contractors, subcontractors, suppliers, and consultants.
• Evaluate bids, negotiate commercial terms, and finalize contracts in alignment with project budgets and timelines.
• Drive contractor accountability on quality, safety, timelines, and compliance requirements.
• Ensure effective coordination across all project partners to maintain seamless execution and minimize project risks.

4. Budgeting & Commercial Management

• Own project budgets, forecasting, cost tracking, and financial reporting throughout the project lifecycle.
• Identify cost optimization opportunities, value engineering initiatives, and process improvements without compromising quality standards.
• Manage change orders, claims, billing cycles, vendor payments, and commercial negotiations effectively.
• Ensure strong cost governance and adherence to approved financial plans.

5. Quality Assurance & Operational Excellence

• Establish and implement robust quality assurance and control processes across all project phases.
• Conduct regular site reviews, audits, and inspections to ensure adherence to design specifications, industry standards, and client expectations.
• Drive continuous improvement initiatives to enhance execution quality, operational efficiency, and delivery standards.
• Ensure timely resolution of technical issues, defects, and non-conformance observations.

6. Schedule & Delivery Management

• Develop and monitor detailed project schedules using project management tools and reporting mechanisms.
• Drive project execution to ensure on-time delivery while managing dependencies, critical paths, and escalation resolution.
• Coordinate with internal and external teams to address bottlenecks, scheduling conflicts, and resource challenges proactively.
• Lead recovery planning and execution strategies in case of delays or project risks.

7. EHS & Compliance Management

• Ensure strict adherence to Environment, Health & Safety (EHS) standards, local building codes, regulatory requirements, and industry best practices.
• Drive a strong safety culture across project sites through regular audits, inspections, trainings, and compliance reviews.
• Ensure all project documentation, permits, statutory approvals, and compliance records are maintained accurately.
• Lead incident prevention initiatives and ensure corrective actions are implemented effectively.

8. Leadership & Team Management

• Lead, mentor, and develop project teams to drive high performance and collaboration.
• Provide strategic direction, guidance, and decision-making support across project functions.
• Foster a culture of accountability, ownership, operational excellence, and continuous learning within the team.
• Manage multiple concurrent projects while ensuring efficient resource utilization and delivery excellence.

Qualifications & Experience

• Bachelors degree in civil engineering, Construction Management, Architecture, or a related field.
• 12+ years of experience in interior construction/project management with proven expertise in managing large-scale commercial/corporate fit-out projects.
• Strong knowledge of construction methodologies, materials, execution practices, and project delivery models.
• Hands-on experience with project management tools such as Primavera, Procore, Microsoft Project, or equivalent platforms.
• Strong commercial acumen with expertise in budgeting, cost control, contract management, and vendor negotiations.
• Excellent leadership, stakeholder management, communication, and interpersonal skills.
• Proven ability to manage multiple high-value projects simultaneously within aggressive timelines.
• Strong understanding of EHS practices, statutory compliance, building regulations, and safety standards.
• PMP/PRINCE2 or related project management certification will be an added advantage.
