Job summary

Tulip Infra in Punawale, Maharashtra, seeks a seasoned Commercial Manager to oversee billing, QS, contracts, and cost control across real estate developments.

You will lead billing certification, prepare estimates and budgets, review drawings, manage variations, and ensure timely payments per contracts. This role requires strong leadership of a billing, estimation, and contracts team within residential construction projects.

Qualifications

• Experience with a real estate developer or large residential construction company.
• Strong understanding of RCC, finishing, MEP, and residential construction costs.
• Experience managing a team of billing, estimation, and contracts professionals.
• Ability to independently manage the complete commercial cycle from estimation contracting billing final settlement.

Responsibilities

• Lead project billing and certification of contractor/subcontractor bills.
• Verify measurements, RA bills, BOQ quantities, and work completion.
• Monitor project costs, variations, and reconciliation.
• Ensure timely and accurate billing as per contractual terms.
• Prepare detailed project estimates, BOQs, rate analysis, and budgets.
• Review drawings, specifications, and scope for accurate quantity estimation.
• Analyze material, labour, and construction costs.
• Support project teams with cost planning and value engineering.
• Draft, review, negotiate, and manage contracts, work orders, and agreements.
• Handle contractor/subcontractor negotiations and commercial settlements.
• Manage variations, extra items, deviations, claims, and contractual disputes.
• Ensure compliance with contractual terms, payment conditions, and timelines.
• Monitor project budgets versus actual costs.
• Prepare MIS reports related to billing, contracts, estimates, and project costs.
• Identify cost-saving opportunities and commercial risks.
• Coordinate with Project, Procurement, Design, Finance, and Legal teams.
