Job summary

Phoenix Mills in Tamil Nadu seeks an experienced architect and planner to drive site analysis, regulatory reviews, and alignment of designs with project goals. You will coordinate with consultants across structural, MEP, interiors, landscape, façades, lighting, acoustics and AV to ensure timely GFC drawings and handover to the Projects team, while monitoring progress against budget and timelines.

The ideal candidate has 10–15 years in residential/commercial development and a strong understanding

Qualifications

• 10–15 years of architecture and planning experience in real estate.
• Experience in residential/commercial development is essential.
• Sound knowledge of local laws and regulations affecting project design.

Responsibilities

• Conduct a detailed site analysis of boundaries, topography and impediments to development.
• Coordinate with Liaison architect to understand local rules and required approvals.
• Review concept designs for alignment with design intent and local regulations.
• Obtain and review designs from Structural, MEP, interiors, landscape, façades, lighting, acoustics and AV consultants.
• Coordinate with local architects for timely development of GFC drawings and handover to the Projects team.
• Discuss deviations in detailed drawings with leasing, RET/Operations and Projects teams.
• Carry out periodic site visits to track progress and ensure adherence to budget and design intent.
• Review reports tracking progress across phases from concept to handover.

Role & responsibilities

• Conduct a detailed site analysis in terms of its boundaries, topography, impediments to development
• Coordinate with Liaison architect to understand the local rules/regulations/norms pertaining to mixed used developments and the necessary approvals/ permissions/ sanctions required
• Undertake a detailed review of the concept design to ensure alignment with the design intent of the project, local development rules/ regulations, space optimization requirements, operators specifications etc.
• Obtain and review the designs/ drawings submitted by the Structural, MEP/ Services, Interior design, Landscape, Faade, Lighting, Acoustics and AV consultants
• Coordinate with the local architects and consultants for timely development of GFC (good for construction) drawings, ensure hand-over to the Projects team
• Review and discuss the deviations/ modifications requested in the detailed architectural drawings by the leasing, RET/Operations and Projects teams with local architects and consultants
• Undertake periodic site visits to ensure progress of the project, understand the requirements of the Projects team and track adherence to budget timelines and design intent
• Review the reports for tracking activities across several phases such as concept design, schematic design, design development, GFC drawings, actual construction, handover etc.

Preferred candidate profile

10 to 15 years of architecture and planning experience in real estate industry with at least 5 years experience in the area of residential/commercial development

• Exposure to architecture/design trends in real estate industry
• Sound understanding of local laws and regulations impacting project design and development
