Job summary

IMPRESSION MAKERS in Mumbai seeks an experienced Architect with 10 years in Real Estate design to lead project design, coordination with structural, MEP and landscape teams, and ensure timely delivery of working drawings.

You will collaborate from concept through GFCs, prepare renders, and align briefs with milestones while maintaining client satisfaction and adherence to regulatory norms.

Qualifications

• Architect with 10 years of experience in Architecture and Design in Real Estate.
• Experience in managing residential projects.

Responsibilities

• Understand project feasibility including FSI, construction area, and RERA inputs.
• Prepare rough estimates for FSI, towers, height, and input for budgeting.
• Coordinate with consultants to translate design philosophy into briefs.
• Coordinate with structural, MEP, landscape consultants.
• Collaborate with liaisoning team to define project from approvable point of view.
• Ensure design briefs align with milestones and input from architects, structural and construction teams.
• Assist in preparing renders and site launch models.
• Monitor design execution and ensure working drawings are delivered on time.
• Address site RFIs and design approvals as the project progresses.
• Create site boards and porta cabins as required.

Roles Responsibilities

• Key Activities

  • Project Massing

    • Understand the project's feasibility regarding FSI area, construction area, and RERA
    • area during the BD stage.
    • Prepare a rough estimate for the project, including FSI, number of towers, height, and other specifications, to provide input for Costing Budgeting estimation.

  • Consultant Recommendations and co-ordination

    • Coordinate with consultants to address various queries and translate design philosophy into project briefs.
    • Coordinate with structural, MEP, landscape, and other consultants.

  • Project Designing

    • Collaborate with liaisoning team to understand the project from approvable point of view.
    • Extensively coordinate with appointed architects throughout the project's stages (concept, schematic, GFA, and GFCs) to ensure timely design briefs within established milestones.
    • Liaise closely work with structural and construction team to ensure alignment among all three elements.
    • Provide input on vetting various design briefs and suggest improvements in line with company expectations and the envisaged product brief.

  • Project Launch Readiness

    • Assist in preparing renders for the 3D team, providing references, drawings, and design aspects.
    • Collaborate closely with the team to prepare models for the site launch.
    • Work with the liaisoning team to analyse their inputs from a customer point of view and incorporate them into the design accordingly.

  • Project Execution

    • Coordinates with projects team during execution of the design.
    • Monitors work in progress to ensure that construction is in accordance with the design.
    • Ensure timely delivery of working drawings.
    • Resolve Request for Information queries received from the Site team.
    • Design site boards according to the company's and site's requirements.
    • Design and place porta cabins based on site needs.

Educational Qualification

Architect with 10 years of experience in Architecture and Design in Real Estate

Experience

• Prior experience in managing residential projects.
• Knowledge of the latest trends and techniques in Architectural Designs and layouts
• Coordination and execution of marketing office and show flat and other associated customer experience.
• Working knowledge of design software like CAD, Photoshop
• Working knowledge of MS Office

Skills

• Prior experience in Real Estate (Residential Projects)
• Prior experience in redevelopment and knowledge of DCPR 2034.
