Job Summary

We are looking for an experienced Manager – Procurement to manage and drive procurement activities for real estate and construction projects. The role will be responsible for strategic sourcing, vendor management, technical and commercial negotiations, import procurement, logistics, procurement processes, MIS, and cost optimization.

The candidate should have strong knowledge of construction materials, procurement practices, vendor evaluation, market research, and value engineering, with the ability to manage procurement requirements across multiple projects.

Key Responsibilities
1. General & Import Procurement – 30%
  • Identify material requirements and volumes for projects and develop appropriate procurement strategies.
  • Define and maintain procurement matrices for A, B and C grade materials, including project category, quality and approved brands.
  • Identify, evaluate and recommend potential vendors based on technical and financial parameters.
  • Develop and maintain strong relationships with reliable suppliers to ensure timely availability of materials and services at optimum cost.
  • Prepare technical and commercial comparison statements considering historical prices and current market trends.
  • Conduct negotiations based on volume requirements, delivery schedules, quality and commercial terms.
  • Coordinate technical meetings with suppliers and review BOQs and scopes of work.
  • Drive commercial negotiations and achieve cost savings through effective supplier selection and procurement strategies.
  • Conduct value engineering and evaluate procurement and construction costs.
  • Develop and implement procurement strategies by exploring global markets, innovative products and emerging technologies.
  • Manage import procurement and coordinate customs clearance to ensure smooth and safe delivery of materials.
  • Maintain a panel of 3–4 potential vendors for key materials and services.
  • Conduct vendor evaluations based on quality, cost, capability and delivery timelines.
  • Maintain regular communication with vendors and monitor market trends.
  • Negotiate favourable commercial terms and credit periods.
  • Ensure timely follow-up with vendors for smooth supply to project sites.
  • Coordinate vendor account reconciliation with Accounts and Stores.
  • Research innovative construction materials, technologies and alternate solutions without compromising quality.
  • Participate in relevant trade fairs and evaluate new products and technologies for future projects.
  • Conduct regular market surveys covering logistics rates, customs duties, freight charges and other relevant commercial factors.
3. Logistics – 10%
  • Manage logistics arrangements for all procured materials and ensure timely delivery to project sites.
  • Ensure efficient logistics planning and execution to minimize transportation and related costs.
  • Coordinate with suppliers, logistics partners, Stores and project teams for smooth material movement.
4. SOP & Process Improvement – 10%
  • Formulate, implement and periodically review SOPs for the Purchase/Procurement function.
  • Identify and implement procurement best practices in consultation with senior management.
  • Continuously improve procurement workflows and processes.
  • Identify process and control gaps through ERP systems and recommend improvements.
  • Coordinate with IT for implementation of business tools to improve budgetary control, cost efficiency and procurement processes.
  • Ensure timely submission of procurement MIS, including:
  • Vendor appraisal and credit outstanding
  • Site-wise procurement status – monthly and quarterly
  • Vendor ledger and contact details
  • International vs. domestic price comparison – monthly and quarterly
6. Self & Team Development – 10%
  • Attend relevant technical and behavioural training programs and seminars.
  • Continuously develop procurement knowledge and industry expertise.
  • Mentor and guide team members.

Educational Qualification

Degree in Mechanical Engineering, Electrical Engineering, Supply Chain Management or any other equivalent qualification.

Experience
  • 10–12 years of overall experience in managing procurement functions.
  • Minimum 3–5 years of experience in procurement within a Real Estate / Construction company.
  • Strong experience in construction material procurement and vendor management.
