Responsibilities

• Draft & Design: Create precise 2D/3D building plans, site layouts, elevations and sections in AutoCAD per TNCDBR 2019.
• Layout Planning: Prepare detailed layouts for residential, industrial, institutional and commercial plots including roads, drainage and utilities.
• Land Integration: Combine FMB sketches, Patta and survey maps into accurate submission sketches.
• Drawing Review: Coordinate architectural, structural and MEP drawings to ensure design efficiency and avoid clashes.
• Zoning & Compliance: Ensure designs meet CMDA/DTCP norms, FSI limits and OSR requirements.
• Online Submissions: Lead preparation and online submission of applications through the TNOBPAS portal.
• Quality Assurance: Conduct checks for accuracy before final submission and respond to technical queries.

Basically an Architectural and civil engineering professional with 4-9 years of experience in CAD drafting, approval drawings, PREDCR compliance, residential, industrial and commercial projects.

Experienced in Chennai Metropolitan Developmemt Authority standard CAD drawings, approval submissions and multidisciplinary project coordination.

Develop CAD drawings for residential and commercial projects. • Prepare plans aligned with CMDA regulations. • Prepare sanction and approval drawings with PREDCR compliance. • Support digital submission workflows through the Single Window Portal. (2023 - Present) • Collaborate with architects, structural engineers, geotech engineers, and construction engineers for accuracy. • Produce schedules, area statements, and coordinated drawing sets.

About the Role

We are looking for a highly skilled CAD Designer with 4-9 years of proven experience in preparing and processing layout and building plan approvals.

The ideal candidate will possess deep technical expertise in navigating both CMDA and DTCP regulations and will be responsible for creating DCR-compliant drawings and managing online portal submissions via TNOBPAS

Key Responsibilities

1. Drawing Coordination & Layout Planning

• Draft & Design: Create precise 2D/3D building plans, site layouts, elevations, and sections in AutoCAD according to TNCDBR 2019.
• Layout Planning: Prepare detailed layout plans for residential, industrial, institutional & commercial plotting. Apartment/site development projects, including road networks, drainage systems, and utility layouts.
• Land Integration: Combine FMB (Field Measurement Book) sketches, Patta, and survey map data into accurate combined survey sketches for submission.
• Drawing Review: Coordinate and review architectural, structural, and MEP drawings to ensure overall design efficiency and prevent clashes.

2. Regulatory Compliance & Documentation

• Zoning Compliance: Ensure all designs strictly adhere to FSI (Floor Space Index) limits, setbacks, OSR (Open Space Reservation) norms, and updated CMDA/DTCP building regulations.
• Online Portal Management: Lead the technical preparation, documentation, and online submission of applications through the TNOBPAS portal.
• Quality Control: Conduct thorough checks on drawings for extreme accuracy and completeness before final submission.
• Revisions: Swiftly incorporate technical queries and feedback from authorities to revise and update approval drawings.

Required Skills & Qualifications

• Education: Diploma or Bachelors degree in Civil Engineering or Architecture.
• Technical Tools: Mastery of AutoCAD is mandatory. Hands-on experience with Revit or PreDCR is a significant advantage.
• Regulatory Knowledge: Thorough understanding of CMDA / DTCP / Panchayat norms, FSI calculations, and building rules.
• Survey Interpretation: Proven experience in reading, scaled matching, and interpreting FMB sketches and land title documents.
