Job summary

Cushman & Wakefield is seeking a Facility Manager - Technical to report to the Estate Manager and oversee all technical operations across site areas, including safety, risk assessments, and preventive maintenance. The role requires coordinating with staff, vendors, and OEMs to maintain auditable records and ensure compliant, smooth operations.

Responsibilities include incident investigations, training scheduling, and enforcing SOPs as per UCA/C&W guidelines.

Job Title Facility Manager - Technical Job Description Summary Job Description

• To report to Estate Manager for all technical aspects.
• Technical Manager to take daily rounds of all common areas, basement, roof top, access gates, utilities and other area specific to site.
• Ensure that the highest technical and artistic standards are achieved in every aspect of the operation process.
• Prepare risk assessments for the performances, equipment and events in collaboration with the Estate Manager.
• Manage and support the role of entire Technical staff directly/indirectly. The daily complaints resolution system needs to be maintained / monitored regularly and an effort to be made to ensure that any general nature complain does not exceed a TAT.
• Develop and maintain excellent working relations with technical staff, client, vendors, OEM's.
• Ensure all technical equipment is on the technical inventory and manage the technical consumables budgets
• Ensure 52 Week PPM schedule is available at site capturing all equipment's and is executed and updated on regular basis.
• Ensure all electrical installations, Lift Rooms, Electrical shafts and rooms are locked and access controlled.
• Ensure EHS standards are established at site and are in tune with UCA/C&W EHS/Local requirements.
• Ensure work permits for job works, hot works, confined space, working on heights, LOTO etc are implemented at site with records and is as per UCA/C&W guidelines
• Training Needs of site are identified and to ensure staff on site is trained on all process and systems and training records maintained.
• Ensure Incident/Investigation report is generated on equipment failures/incidents and record updated using C&W software as well as on register in site records.
• Ensure site is operated as per SOP's defined by UCA/C&W in regard to safety, compliance, O&M of equipment's with auditable records of the same maintained.
• To ensure proper Log is maintained for all maintenance activities carried out in common area other than routine PPMs.
• To manage, operate, repair, and maintain the equipment / machineries in a professional and diligent manner, consistent with the approved budget and industry standards.
• Supervise Updating of all statuary compliances and NOC for all technical equipment.
• Ensure one induction program for new joiners at the site at all levels..
• Report generation tracker is maintained at site and delegated for adherence.
• In case of any incident/accident/Major equipment failure or any other development having direct/indirect impact on operations, a Message has to be immediately generated to Sr Property Manager on call to share further with upper Condominium/ C&W/UCA Management.
• To provide technical guidance for smooth operations availability of entire range of equipment related to fire safety and security.
• Technical Manager to ensure training calendar for complete year for technical team is formulated and implemented at each site with records.
• Ensure minimum one in-house training session for all staff deployed on site through SME.
• Ensure C&W staff complete all time-to-time training modules circulated.
• First Aid, CPR, Electrical Shock Treatment related training is must for all M&E staff deployed on site
• To keep documents related to description of HT/LT Electrical System, DG Sets, HVAC system, Elevators, Escalators, WTP, STP, FAS, CCTV, Access Control, and any other specific to site.
• Vendor performance review as per agreed term and conditions.
• Identification and implementation of cost saving initiatives,5 S implementation,Process improvement, technology improvement
• In addition to the above any other responsibility as directed by the management.
