Job summary

SG Oasis seeks a DGM – Projects to lead large residential real estate ventures from planning to handover. You will steer end-to-end execution, set timelines and budgets, and ensure quality, safety and regulatory compliance across multiple sites.

You will establish a PMO framework, coordinate with contractors, consultants and government authorities, and mentor project teams to deliver on time and within budget while optimizing resources and mitigating risks.

Qualifications

• 10–20 years of experience in real estate/construction project management.

Responsibilities

Role Overview

The DGM – Projects will be responsible for leading and managing large-scale residential real estate projects from planning and design coordination through construction and final handover. The role will ensure timely project delivery, cost control, quality, safety, statutory compliance and effective coordination with internal teams, consultants, contractors and government authorities.

Key Responsibilities

1. Project Planning & Execution

• Lead end-to-end execution of large-scale residential real estate projects.
• Develop project execution plans, timelines, budgets and milestones.
• Ensure projects are delivered within approved time, cost, quality and scope.
• Monitor project progress and take corrective action for delays or deviations.
• Establish effective project governance and review mechanisms.

2. Project Management & Monitoring

• Set up and manage the Project Management Group/PMO framework.
• Monitor multiple projects and prioritize activities based on business objectives.
• Review project schedules, resource requirements, budgets and construction progress.
• Conduct regular project review meetings with project heads, consultants and contractors.
• Prepare project MIS, dashboards and management reports.

3. Construction & Site Management

• Oversee civil construction and overall site execution.
• Ensure construction activities comply with approved drawings, specifications and quality standards.
• Monitor contractor performance, productivity and resource deployment.
• Identify construction-related issues and ensure timely resolution.
• Conduct regular site inspections and project progress reviews.

4. Cost & Budget Control

• Monitor project budgets, cash flow and overall project costs.
• Control cost overruns and identify opportunities for cost optimization.
• Review contractor bills, variations, estimates and major project expenditures.
• Ensure optimum utilization of manpower, materials and equipment.

5. Quality, Safety & Compliance

• Establish and maintain high standards of quality, health, safety and environment (QHSE).
• Ensure compliance with applicable building codes, safety standards and regulatory requirements.
• Conduct periodic quality and safety audits.
• Ensure timely corrective and preventive actions for identified issues.

6. Risk Management

• Identify project risks related to cost, timelines, approvals, contractors, materials and execution.
• Develop mitigation and contingency plans.
• Monitor critical project risks and elevate major concerns to senior management.
• Ensure timely resolution of project bottlenecks.

7. Stakeholder & Contractor Management

• Coordinate with architects, consultants, contractors, PMC, vendors and internal departments.
• Maintain effective relationships with government authorities and statutory bodies.
• Coordinate with Legal, Finance, Procurement, Sales, CRM and other departments.
• Ensure smooth communication and decision-making across project stakeholders.

8. Team Leadership

• Lead and mentor project management and execution teams.
• Set performance expectations and review team productivity.
• Build a strong culture of accountability, ownership and timely delivery.
• Develop project talent and strengthen project management capabilities.

Candidate Profile

• 10 to 20 years of experience in real estate/construction project management.
• Strong experience in residential real estate projects is preferred.
• Should have handled large-scale projects from planning to completion/handover.
• Strong exposure to project planning, construction execution, budgeting, contracts, quality and safety.
• Experience in managing multiple projects and large project teams.
• Strong stakeholder, contractor and consultant management skills.
• Excellent leadership, decision-making and problem-solving abilities.
• Candidates from Real Estate / Construction / Infrastructure backgrounds preferred.
• Odisha experience or willingness to work in Odisha would be an added advantage.
