Job summary

Peninsula Land in Mumbai seeks a seasoned cost-management professional to drive feasibility studies, concept and order-of-magnitude estimates for land acquisition, JVs, redevelopment and new launches. You will benchmark costs by typology and location and maintain the internal cost database.

You will build detailed project budgets at design freeze, obtain approvals, align with RERA estimates, monitor monthly spend, prepare cash-flow forecasts and support audits.

Responsibilities

• Prepare concept and order-of-magnitude cost estimates for land acquisition, JV, redevelopment and new launch decisions.
• Benchmark construction cost per sq ft by typology (high-rise, villas, plotted, commercial) and location; maintain the internal cost database.
• Build the detailed control budget for each project at design freeze, broken down by cost head and work package.
• Prepare the annual capex and project budgets for management and Board approval.
• Get budget sign-off from Projects, Design and Finance, manage budget revisions through a formal change-control process.
• Align budgets with RERA cost estimates and update them for disclosures and lender requirements.
• Review designs and specifications at each stage for cost impact; flag options that exceed budget.
• Lead value-engineering workshops with architects, structural and MEP consultants without compromising quality or saleability.
• Prepare cost estimates and rate analysis for tender packages as the benchmark for contractor bids.
• Track committed, incurred and forecast cost against budget every month for each project.
• Monthly cost-to-complete and variance reports with reasons.
• Assess cost impact of variations, scope changes, escalation and delays before approval.
• Monitor material price trends (steel, cement, aluminium, MEP items) and recommend procurement strategy.
• Prepare project-wise work flow and cash-flow forecasts with Project, Design, Finance and Planning.
• Act as the single source of truth on project cost.
• Support statutory and internal audits on project cost.
• Set up cost codes, budget structures and controls in SAP, standardise templates and SOPs.
• Lead and develop the estimation and cost-control team.
