Job summary

Protonlogics IT Solutions seeks an experienced Design Manager in Hyderabad to lead and coordinate design teams for a high-rise mixed-use development (>2 Million Sq. Ft. BUA).

Qualifications

• B.Tech / B.E. in Civil Engineering from a recognized institute.
• 8+ years of post-qualification experience in real estate or infrastructure construction.
• Experience delivering high-rise mixed-use development projects (>2 Million Sq. Ft. BUA).
• Understanding of design intricacies for hotels, luxury retail, and Grade-A IT/Commercial spaces.

Responsibilities

• Design Management & Coordination across multidisciplinary teams.
• Serve as liaison between international/domestic architects, structural and MEP consultants, interior designers, and the project execution team.
• Manage end-to-end design lifecycle from schematic to detail design and final GFC drawings.
• Ensure adherence to international hospitality standards for the hotel component and luxury guidelines for residences.
• Drive value engineering to optimize costs and maintain design intent.
• Review drawings for buildability, spatial coordination, service integration, and NBC/HMDA/bye-law compliance.
• Track milestones from design inception through procurement, construction, and handover.
• Coordinate with procurement and contracts to prepare specifications and evaluate vendor submissions.
• Monitor progress, identify bottlenecks, and propose proactive solutions to avoid delays.
• Manage change orders and assess impact on cost, scope, and timelines.
• Facilitate stage-wise handovers and comprehensive closure documentation.

Project Type: High-Rise Mixed-Use Development (5-Star Hotel, Branded

Residences, Commercial/IT Spaces, and Retail)

Project Scale: > 2 Million Sq. Ft. of Built-Up Area (BUA)

Joining: Immediate Joiners Preferred

Core Responsibilities

Design Management & Coordination

Serve as the primary liaison between international/domestic architects,

structural consultants, MEP consultants, interior designers, and the TPL project

execution team.

Manage the end-to-end design lifecycle from schematic design and detailed

design development to the final creation of Good for Construction (GFC)

drawings.

Ensure strict adherence to international hospitality standards (for the 5-Star

Hotel component), premium luxury residential guidelines (for Branded

Residences), and Grade-A commercial/retail specifications.

Drive value engineering workshops to optimize project costs, material selection,

and structural/MEP efficiency without compromising design intent or quality.

Review and validate drawings for buildability, spatial coordination, service

integration, and compliance with local building bye-laws (GHMC, HMDA, TSIIC)

and NBC codes.

Project Coordination & Execution Support

Track project milestones seamlessly from design inception through

procurement, construction, and final project closure/handover.

Coordinate with procurement and contracts teams to prepare technical

specifications, review tender documents, and evaluate vendor technical

submissions.

Monitor site progress against the master baseline schedule, identifying design

bottlenecks early and providing proactive solutions to prevent delays.

Manage change orders by assessing the impact of design revisions on project

cost, scope, and timelines.

Facilitate stage-wise handovers and ensure comprehensive closure

documentation, including as-built drawings and operation manuals.

Key Requirements & Qualifications

Education

B.Tech / B.E. in Civil Engineering from a recognized institute.

Mandatory Experience

Minimum 8+ years of post-qualification experience in real estate or

infrastructure construction.

Proven track record of successfully delivering at least one high-rise mixed-

use development project (> 2 Million Sq. Ft. BUA) from the initial

design/inception stage through to final project closure.

Comprehensive understanding of the distinct design intricacies required for 5-

star hotels, luxury retail, and Grade-A IT/Commercial spaces.

Preferred Attributes

Prior exposure to Project Management Consultancies (PMC) is a significant

added advantage.

Strong proficiency in project management software (Primavera P6 / MS Project)

and design collaboration tools (AutoCAD, BIM/Revit, Autodesk Build).

Exceptional communication, negotiation, and stakeholder management skills to

interface effectively with global consultants and Tata leadership
