JOB PURPOSE
To own the complete quotation lifecycle for modular kitchen and wardrobe projects sold to builders and developers — from interpreting the tender drawing and specification, through design, estimation and pricing, to client negotiation and order closure. The role carries full accountability for quotation accuracy, commercial competitiveness and conversion, and leads a small technical team.
KEY RESPONSIBILITIES
Specification & Design Interpretation
- Study architectural, interior and services drawings, BOQs and technical specifications for kitchen and wardrobe scope and establish the exact requirement.
- Identify gaps, ambiguities and buildability issues in tender documents and raise them with the client before pricing.
- Direct the design approach for each project — layouts, module logic, hardware and finish selection — and review all drawings produced by the team.
Estimation, Costing & Value Engineering
- Own the accuracy of every quotation released by the division.
- Value engineer each proposal: identify where a written specification permits a lower-cost compliant option, price accordingly, and defend the deviation with the client at order and handover stage.
- For non-standard scope, obtain vendor rates directly or through the Purchase function and ensure items are correctly added to the product library before quoting.
- Own the ex-factory costing logic for projects and the integrity of the rate and part library the team quotes from, including periodic review of newly added and revised parts.
- Prepare comparative options (specification-compliant and value-engineered) where it strengthens the commercial position.
Client Ownership & Order Closure
- Meet builders, developers, architects and PMCs; present the technical solution and handle technical and commercial objections.
- Visit sites for measurement validation, feasibility assessment and pre-bid clarity.
- Negotiate commercially and drive quotations through to order.
- Maintain the quotation pipeline and follow-up discipline; own quotation turnaround time, conversion rate and quoted-versus-realised margin.
Team Leadership
- Lead, review and develop a team of design and estimation executives.
- Review and sign off every quotation prior to release.
- Build and maintain standard formats, specification ladders and reference costings so that the function operates consistently and is not dependent on any individual.
Scope Expansion – Post-Order
- The role is expected to extend over time into post-order ownership: GFC drawings, production file release, and verification that what is manufactured matches what was quoted. Candidates with execution-side strength will be viewed favourably; this is not a precondition.
REQUIRED SKILLS & COMPETENCIES
Commercial
- Strong estimation and costing ability; able to price a project independently from a drawing set and BOQ.
- Commercial judgement in negotiation — knows where to hold, where to concede, and how to protect margin.
- Understanding of builder and developer contracting practice, payment terms and phased delivery.
Communication & Client Management
- Confident and articulate in front of client technical and purchase teams.
- Clear written communication for proposals, deviation notes and technical clarifications.
- Able to influence architects, PMCs and consultants at specification stage.
Design & Technical
- Sound working knowledge of hardware, board, finishes, modular sizing and their cost implications.
- Fluent in AutoCAD and in a modular design-to-quote / configurator system.
- Able to review drawings critically and correct them, not merely approve them.
Leadership & Ownership
- Able to manage, review and develop a small technical team.
- Self-driven; takes initiative on pending quotations and client follow-ups without prompting.
- Systematic — builds process and documentation rather than working case to case.
QUALIFICATION & EXPERIENCE
- Graduate in Engineering, Architecture, Interior Design or equivalent; a design or technical qualification is preferred.
- 8–12 years in technical sales, estimation or design-to-quote within modular furniture, interiors, fitout or building materials sold to builders and developers.
- Demonstrable record of client-facing conversion, not only quotation preparation.
- Existing relationships within the Mumbai builder and developer ecosystem will be an added advantage.
KEY RESULT AREAS
- Quotation turnaround time against committed TAT, with no lapsed enquiries.
- Conversion rate on builder and developer projects.
- Quoted ex-factory cost versus actual — no systematic margin leakage.
- A documented and current rate and specification library that the team can quote from without escalation.
SELECTION PROCESS
Shortlisted candidates will complete a live technical exercise: a drawing set and BOQ to be laid out, configured and priced within the interview, followed by a discussion of value-engineering opportunities and how these would be defended with the client.
