Designation: Manager- Contracts

Reporting To: Director

Purpose: The Manager Contracts is responsible for end-to-end management of subcontracting activities, including procurement strategy, contract administration, risk mitigation, vendor evaluation, and cost control. The role ensures timely finalization of subcontractors and compliance with contract terms to support smooth execution of construction projects.

Summary: The Manager Contracts will oversee subcontract management, tendering processes, and commercial operations to ensure the efficient execution of projects. The role requires expertise in drafting, reviewing, negotiating contracts with subcontractors, and managing risks while ensuring compliance with company policies and industry standards.

Roles & Responsibility:

Subcontracting Strategy & Planning

• Develop subcontracting strategies in line with project execution plans.
• Identify work packages to be outsourced and define scope of subcontracted works.
• Collaborate with project planning and site teams to align subcontractor mobilization timelines.

Contract Administration

• Draft and review subcontract agreements ensuring clarity in scope, timelines, deliverables, and penalties.
• Monitor compliance with contractual obligations including timelines, quality, safety, and statutory requirements.
• Handle amendments, scope changes, and extensions through formal documentation.

Cost & Budget Control

• Monitor subcontractor billing, work progress, and actual costs against approved budgets.
• Validate RA bills, verify measurements, and coordinate with the billing and accounts team.
• Identify and prevent potential cost overruns through effective control measures.

Performance Monitoring & Coordination

• Regularly assess subcontractor performance and resolve execution issues at site.
• Coordinate with execution, procurement, and quality teams for smooth work delivery.
• Initiate action plans for underperforming subcontractors or in case of non-compliance.

Risk Management & Dispute Resolution

• Identify contractual and operational risks; take pre-emptive measures to avoid disputes.
• Manage claims, counterclaims, and support resolution of contractual conflicts in coordination with legal teams.

Documentation & Reporting

• Maintain updated records of all contracts, correspondences, change orders, and claim documents.
• Generate periodic MIS reports on subcontract status, cost implications, and performance analytics.
• Present updates to senior management on key risks, opportunities, and deviations.
