Job summary

Adityaram Properties Private Limited is seeking a seasoned Commercial/Cost Control professional in Chennai to lead budgeting, tendering, and contract management for large civil projects. You will prepare detailed budgets, BOQs, rate analyses, cash flows, and MIS reports while coordinating with site teams, architects, and legal.

Strong negotiation, ERP, AutoCAD and IS codes are essential. Experience with township, convention, studio, or high-rise projects is preferred, with 3–5% cost-saving KPI

Qualifications

• Expertise in Civil, Finishing, and MEP costing for large projects.
• Advanced MS Excel, AutoCAD, ERP and MS Project usage.
• Familiar with IS Codes and Chennai/Hyderabad market rates.
• Strong negotiation and communication skills.
• ISMB/PEB structural costing knowledge.
• Experience handling township, convention, studio or high-rise projects.

Responsibilities

• Prepare detailed project budgets from concept to GFC.
• Prepare BOQ for Civil, ISMB/PEB, Finishing, MEP, interiors, landscape, roads & infra.
• Rate analysis and value engineering to reduce cost by 3-5%.
• Prepare cash flow statements monthly and quarterly.
• Prepare tender documents, NIT, GCC, SCC, technical specs; float enquiries to contractors.
• Negotiate and finalize work orders/agreements; ensure all clauses included.
• Check RA bills and certify; perform joint measurements with site QS team.
• Client/ consultant billing and reconciliation with WO value.
• Control excess/extra items and secure proper approvals.
• Weekly MIS and coordination with VP-Projects, site team, accounts, legal.
• Maintain commercial data in ERP/Excel.

2. KEY RESPONSIBILITIES:

• - Prepare Detailed Project Budget from Conceptual Drawings to GFC.
• - Prepare BOQ for Civil, ISMB / PEB Structure, Finishing, MEP, HVAC, Interiors, Landscape, Roads & Infra.
• - Rate Analysis, Market Rate Study, Value Engineering to reduce cost by 3-5%.
• - Prepare Cash Flow Statement - Monthly / Quarterly.

B. Contracts & Tendering:

• - Preparation of Tender Documents, NIT, GCC, SCC, Technical Specifications.
• - Floating enquiries to 10+ Contractors / Vendors, Technical & Commercial comparison (CS).
• - Negotiation and Finalization of Work Orders / Agreements - Lump-sum, Item Rate, Labour Contracts.
• - Ensure all agreements have all clauses - Scope, Time, Penalty, Retention, Defect Liability.
• - Checking and Certification of RA Bills from Civil, MEP, Interior, Landscape Contractors.
• - Joint measurement verification with Site QS Team.
• - Client Billing, Consultant Billing, Reconciliation with Work Order Value.
• - Control on Excess / Extra Items - No payment without proper approval.

D. Cost Control & Commercial Management:

• - Monitor Project Cost vs Budget - Weekly Cost Report to Management.
• - Maintain Cost to Complete Statement.
• - Control Material Consumption - Steel, Cement, Electrical, HVAC - Theoretical vs Actual.
• - Material Procurement Planning - Bulk procurement for Villas / Towers, Clubhouse etc.
• - Coordination with Purchase Dept for timely material delivery.

E. Client & Contractor Management:

• - Commercial discussion with Contractors for Final Settlement, Retention release, Security Deposit.
• - Handling Claims, Variations, Escalations as per Contract Clauses.

F. Coordination & Reporting:

• - Weekly MIS - Budget vs Actual, Committed Cost, Billing Status, Cash Flow.
• - Coordination with VP-Projects, Site Team, Architects, Accounts, Legal.
• - Maintain all Commercial Data - Work Orders, Bills, BOQ in ERP / Excel.

3. KPI - Key Performance Indicators:

• - Budget Accuracy - 95%
• - Cost Saving - 3% through negotiation
• - Timely Bill Certification - Within 3 Days
• - Monthly Cost Report on Time
