Job summary

KOTS RENTING PVT LTD seeks an experienced Cluster Operations Manager to lead tenant relations, building maintenance, and on-site staff management in Bengaluru. The role requires coordinating with facility staff, managing inspections, and ensuring compliance across properties.

Candidates should have 10+ years in facility management, a willingness to travel, and a strong track record in operations leadership within residential real estate. This is a full-time field role based in Bangalore.

Qualifications

• Bachelor's degree in facilities management, real estate, or a related field (preferred).
• Ability to independently travel to properties within the assigned geographical cluster.
• Having a bike is preferred.
• Knowledge of maintenance and repair.
• Ability to communicate with good articulation.

Responsibilities

• Tenant relations and issue management, including check-in/check-out and tenant escalations.
• Drive Planned Building Maintenance across electrical, plumbing, cleaning, services, and AMCs.
• Manage staff and on-site operations, including onboarding, attendance, and deboarding.
• Produce daily and monthly reports including start/end of day and building/utility audits.

Job description

KOTSis a dynamic and rapidly growing company committed to providing innovative and quality solutions in the housing sector. We are seeking a motivated and experienced professionals in Area Operations to join our team and play a key role in managing and optimizing our operations in Bangalore.

Experience:: 10+ years in facility management (preferably residential real estate.)

Employment type:: Full Time Field work.

Monday to Friday 8:00 AM to 6:00 PM & Saturday half day 8:00 AM to 1:00 PM

Workdays:: 5.5 days with fixed Sunday week off.

(Work from home is Not available)

Bike: Required

Role & responsibilities

1. Tenant Relations and issue management

• Check In, CheckOuts for Tenants.
• Tenant Escalations.
• Foster positive relationships with tenants to ensure tenant satisfaction and retention.

2. Building Maintenance :

• Drive the Planned Building Maintenance activities w.r.t electrical, plumbing, cleaning, services , AMCs , etc..
• Drive property inspections to identify maintenance needs and address them promptly.
• Ensure accurate records of registries for all properties within the given Cluster. Ex:- Staff Attendance, Inward/Outward registries, Parcel & courier registries etc..
• Ensure the records of Inventory items within all properties common area & inside flats is maintained.
• All incidents, queries reported by ground staff should be addressed to resolution to avoid recurring issues.

3. Staff management ::

Cluster Manager is required to manage operations related to all staff. Staff Types include -

i)Management team staff = Facility Managers & Team Leads & Operations Executives.

ii)Resource staff = Plumbers, Eelctriciancs, Housekeeping etc..

__ For the above staff, ensure the process adherance & compliance right from onboarding until deboarding including the Staff leave & attendance management & notice for resignations etc..

Give periodic Trainings & Feedback to all staff on performance & process updates.

Co-ordinating with the manpower agencies for ensuring the staff deployments.

4.Reports ::

• Start of the Day & End of the Day reports across all properties within the clusters should be verified.
• Monthly Building Audit reports should be submitted.
• Monthly utility reports , expense reports should be submitted.
