Job summary

Twenty Five South Realty in Mumbai seeks a BIM Modeler to build, coordinate and manage BIM models across architecture, structure and MEP for high-rise projects. You'll catch clashes before construction, produce accurate drawings and quantities, and support design, project and procurement teams.

You'll apply BEP/LOD standards, coordinate with consultants, and help generate accurate documentation and cost-related outputs throughout the project lifecycle.

Qualifications

• Education and BIM certification are preferred.
• 3+ years BIM experience, preferably on high-rise projects.
• Knowledge of BIM standards and BEP is advantageous.

Responsibilities

• Model and maintain Revit models across A/S/M disciplines.
• Coordinate consultant models and run clash detection.
• Produce GFC/shop drawings and area statements from the model.
• Take-off BOQ quantities for budgeting and procurement.
• Apply BEP and ISO 19650 workflows; manage ACC/BIM 360.
• Review deliverables for quality and BEP compliance.
• Incorporate site changes into the model and support 4D/5D where needed.
• Track model progress and report to project heads.

Job description

Role summary: You'll build, coordinate and manage BIM models across architecture, structure and MEP for high-rise projects. You'll catch clashes before construction, produce accurate drawings and quantities, and help design, project and procurement teams decide faster.

Key Responsibilities

1. Modelling: Build and maintain Revit models (architecture, structure and MEP) to LOD 300400, following company BIM standards and templates.
2. Coordination: Combine consultant models in Navisworks, run clash detection, prepare clash reports and lead coordination meetings until clashes are resolved.
3. Drawings and documentation: Produce GFC drawings, shop drawings, sections, elevations, sanction and RERA layouts, and area statements (carpet, built-up and FSI) from the model.
4. Quantities and costing: Take off BOQ quantities (concrete, steel, shuttering, finishes, MEP) for the QS, budgeting and procurement teams.
5. BIM standards: Apply the BIM Execution Plan (BEP), naming conventions, family libraries and ISO 19650 workflows. Run the Common Data Environment (ACC / BIM 360).
6. Consultant management: Review BIM deliverables from architects, structural and MEP consultants for quality, LOD and compliance with the BEP.
7. Site support: Bring site changes and as-built conditions back into the model. Support 4D sequencing and 5D cost linking where needed.
8. Reporting: Track model progress, RFIs and clash status. Present design issues to project heads.
9. Facility handover: Prepare as-built and COBie/FM-ready models for handover to the facility management team.

Qualification & Experience

• Education: B.Arch / B.E. or B.Tech (Civil or Mechanical) / Diploma in Civil or Architecture. A BIM certification (Autodesk Certified Professional, or a BIM course) is preferred.
• Experience: 36 years in BIM. At least 2 years should be on high-rise residential or commercial projects, ideally with a developer, PMC or BIM consultancy in Mumbai or MMR.
• Software:
  • Must have: Autodesk Revit, Navisworks Manage and AutoCAD.
  • Preferred: Autodesk Construction Cloud (ACC) / BIM 360, Dynamo, Revizto or BIMcollab, and MS Excel.
  • Good to have: Tekla, Synchro and Power BI.
• Knowledge: Mumbai DCPR 2034, sanction drawings, RERA carpet-area rules, and how RCC and MEP systems in high-rises are built.
• Soft skills: Strong coordination and communication, attention to detail, and the ability to work with several consultants on several projects at once.
