Job summary

BLS International seeks a Global Property Acquisition Manager to develop and execute property scoping strategies across international markets, supporting bids, rollouts, and expansions.

You will coordinate with landlords, developers, consultants, and brokers to ensure compliant, commercially viable options and timely delivery of properties for projects.

Qualifications

• Graduate with relevant real estate or corporate leasing experience.
• Experience in corporate commercial or retail leasing and property acquisition.
• Proven ability to manage the full commercial leasing process end-to-end.
• Experience with multi-location or cross-border real estate transactions is a plus.

Global Property Acquisition ManagerJob Summary

The Assistant Property Manager is responsible for developing and executing property scoping strategies across multiple international markets. The role supports business development by identifying and securing suitable commercial properties for bids, new rollouts, and operational expansions. This includes property scoping, market research, site evaluation, and coordination with landlords, developers, individual property owners, real estate consultants, and brokers to ensure the timely delivery of compliant and commercially viable property options.

Key Responsibilities Property Acquisition & Strategy

• Develop and implement global property acquisition strategies aligned with business growth and expansion plans.
• Conduct property scoping and market research to identify suitable commercial office spaces for bids and operational rollouts.
• Source commercial office, retail, IT, business center, and call center spaces across multiple countries.
• Evaluate properties based on location, accessibility, infrastructure, public transportation, security, business continuity, and operational suitability.
• Prepare property comparison reports, location analyses, and recommendations for management approval.

Property Sourcing & Stakeholder Management

• Build and maintain strong relationships with landlords, developers, individual property owners, real estate consultants, and brokers.
• Coordinate virtual property tours, physical site visits, and property inspections.
• Obtain property information, floor plans, photographs, lease terms, technical specifications, and other relevant documents from property owners and consultants.
• Develop and maintain a strong network of local and international real estate partners.

Commercial Negotiation (Rollout Properties)

• Lead negotiations for commercial lease agreements and other property-related commercial terms.
• Negotiate rental rates, lease tenure, rent-free periods, security deposits, escalation clauses, fit-out contributions, renewal options, and exit clauses.
• Ensure commercially competitive lease terms while meeting project timelines, operational requirements, and budget objectives.

Due Diligence & Compliance

• Coordinate with Legal, Finance, Operations, Project Management, and Design teams to complete property due diligence and obtain necessary internal approvals.
• Review property ownership documents, statutory approvals, zoning regulations, lease documents, and compliance requirements.
• Ensure all shortlisted properties comply with local real estate regulations, building codes, accessibility standards, and company policies.

Reporting & Documentation

• Track property scoping progress, budgets, and submission timelines for ongoing bids and rollout projects.
• Maintain an organized database of property options, lease information, and market intelligence.
• Prepare management presentations and reports using Microsoft PowerPoint, Excel, and Word.
• Submit regular progress reports to management on property acquisition activities and project status.

Qualifications

• Graduate.
• Experience in corporate commercial or retail leasing, property acquisition, or corporate real estate.
• Proven experience in independently managing the complete commercial leasing process from property identification through lease execution.
• Experience handling multi-location or cross-border commercial real estate transactions will be an added advantage.
