Job summary

Rohan Builders in India seeks a site Planning & Execution lead to supervise major construction activities. You will study project scope, BOQ, and GFC drawings, and prepare detailed daily, weekly, and monthly plans aligned with baseline schedules.

Ensure resources, safety, and quality while guiding teams and optimizing productivity. The role includes managing subcontractors, expediting bill processes, and driving cost optimization across projects.

Responsibilities

• Study BOQ and technical specifications.
• Plan and prepare detailed planning for the assigned works in line with base line schedule (daily, weekly, monthly).
• Determine resources for planning and finalize work sequence to ensure productivity.
• Ensure safety, maintain quality and supervise team on technicalities and workmanship.
• Deploy optimum team and drive wastage reduction and housekeeping.
• Coordinate with QS and PM, prepare daily progress data and JMRs.
• Manage subcontractors: requisitions, manpower, and timely payments.
• Focus on special jobs requiring specialized agencies and equipment; drive productivity and cost optimization.
• Build team capability through training and interdepartmental coordination.

Job description

Key Responsibilities :

1. Planning & Execution

• Study the major aspects of the assigned part of the project to understand scope of work.
• Study of BOQ and technical specifications.
• Study GFC drawings and prepare detailed planning for the assigned works in line with the base line schedule for a daily, weekly and monthly basis.
• To work out the resources with respect to the planning.
• Finalize work sequence and organize work in line with targets and ensure productivity.
• Ensure availability and understanding of (WMS) work method statement with the execution team and get mock up approved from the client / PMC wherever required.
• Guide the team assigned to the work on technicalities involved in the work, workmanship and Quality requirements and how to achieve the same without creating a re-work situation.
• Have an overall view of the safety requirements of the site/area assigned and support safety to achieve safe work place at all stages of work.
• Identify any unique or challenging part of the structures to be focused on.
• Deploy the optimum team/workforce for desired productivity.
• Have the team aligned to focus of wastage reduction and housekeeping.
• Create the awareness in the team and make sure that the Plant & Machinery does not remain idle at work place.
• Create a discipline in the team for daily progress reporting & planning for next days work in advance.
• Discuss liquidation plan with team and PM under special circumstances to tide over the setbacks.
• Ensuring timely preparation, certification and submission of relevant JMRs to the billing engineer.
• Identify surplus material and shift or return the same to optimize rentals.
• Monitor & optimize repetitions of shuttering material. Control wastage and damages.
• Create, delegate and monitor uninterrupted work front to respective contractors with necessary resources to meet the targets.
• Ensure daily TBT is done.
• Timely preparation submission and approval of BBS for assigned structures. Ensuring the execution is in line to the approved BBS.
• Ensure recording of site instructions if any and timely submission to the QS engineer.
• Control wastage to contain it within the permissible limits. Encourage use of cut pieces and scrap wherever possible. Explore gainful use of surplus / waste concrete.
• Support the QS engineer in formulating the Rate Analysis for any Non Tender item required to be executed as per approved drawings. Ensure the rate is approved prior to execution of the work and amendment issued.
• Keep up to date record of all the reasons attributable to client for delay in his work area and ensure that the same is available when required for Extension of Time & realizing overrun charges.
• Preparation and submission of daily progress data to planning engineer.

2. Sub-Contractor Management :

• Raising requisitions in advance and follow up with PM for brought out items and third party works.
• Monitor labour supply contractors for adequate manpower supply in line with the project targets.
• Monitor third party works for timely supply and release of fronts in line with project schedule.
• Ensure timely submission of bills for respective labor contractors and third parity works and follow-up for its payments.
• Ensuring daily weekly productivity of respective contractors.

3. Special jobs and innovative approach:

• Have focus on special jobs requiring specialized agencies and equipment. Align and execute on the common understanding for these works.
• Adopt new methodologies for improving productivity and cost optimization wherever possible.
• Ensure proper protocols and clearances before execution of any works from concerned stakeholders.
• Preparation, submission and documentation of handing over protocols for all completed structures.
• Expeditious liquidation of snag list for final demobilization from the assigned area.

4. Team Building:

• Keep the team motivated and inculcate spirit of team work.
• Use work in hand to impart technical and practical knowledge to improve productivity and quality.
• Have regular interactions with the team members and identify area for training to improve their performance.
• Ensure interdepartmental coordination for the timely and smooth functioning.
