Job summary

Smile Management Solutions seeks an experienced Architect (Legal) with deep expertise in architectural planning, regulatory approvals, and government liaison for real estate projects in Chandigarh, India. The candidate will manage CLU filings, ensure compliance with building regulations, and coordinate with consultants and authorities.

The role requires hands-on drafting, site supervision, and preparation of DPRs, with a focus on commercial, residential, and township developments.

Qualifications

• Strong knowledge of architectural planning, design development, and construction documentation.
• In-depth understanding of building bye-laws, development control regulations, and statutory approval processes.
• Experience in CLU documentation and regulatory compliance.
• Excellent liaisoning and coordination with government departments.

Responsibilities

• Prepare architectural concept drawings, working drawings, and detailed drawings.
• Develop layout plans, site plans, route maps, elevations, and other docs.
• Prepare and review CLU applications and approvals.
• Draft, edit, revise, and alter layout plans as per regulatory requirements.
• Coordinate with consultants, engineers, and project teams for timely deliverables.
• Liaise with government departments for approvals, including PUDA / GMADA, Chief Architect Punjab, DoTP, Municipal Authorities.
• Prepare DPRs and approval-related documentation.
• Conduct site visits to monitor progress and verify site conditions.
• Develop AutoCAD drawings and digitize tracing drawings.
• Prepare fire-fighting system layouts with MEP consultants and ensure compliance.

We are seeking an experienced Architect (Legal) with extensive expertise in architectural planning, statutory approvals, government liaisoning, and documentation for real estate projects. The candidate should have hands-on experience in handling commercial, residential, and township developments, coordinating with government authorities, and ensuring compliance with applicable planning and building regulations.

Key Responsibilities

• Prepare architectural concept drawings, working drawings, detailed drawings, and presentation drawings.
• Develop layout plans, site plans, route maps, proposed elevations, and other architectural documentation.
• Prepare and review drawings for Change of Land Use (CLU) applications and statutory approvals.
• Draft, edit, revise, and alter layout plans as per project and regulatory requirements.
• Coordinate with consultants, engineers, and project teams for timely completion of architectural deliverables.
• Liaise with government departments and regulatory authorities for approvals, including:
• PUDA / GMADA
• Chief Architect, Punjab
• Department of Town & Country Planning
• Municipal Authorities and other statutory bodies
• Prepare, compile, and present Detailed Project Reports (DPRs) and approval-related documentation.
• Conduct site visits to monitor project progress, verify site conditions, and ensure compliance with approved plans.
• Prepare architectural drawings for commercial, residential, and township projects.
• Develop and update AutoCAD drawings, including conversion of tracing drawings into digital formats.
• Prepare fire-fighting system layouts in coordination with MEP consultants and ensure statutory compliance.
• Maintain project records, approval documents, and architectural drawings.
• Coordinate with legal, engineering, and project execution teams to facilitate smooth project approvals and implementation.
