Senior Quantity Surveyor – Residential Apartments (Self-Build Developer)

Role Overview

A leading residential developer is seeking an experienced Senior Quantity Surveyor to join its expanding self-build construction team based in Cellbridge.

The business is delivering a significant pipeline of large-scale apartment developments across Dublin and continues to grow its in-house construction capability to provide greater control over programme, quality, procurement, and commercial performance.

This is a key project-focused commercial role, responsible for managing the financial and contractual performance of major apartment developments from procurement through to completion and final account.

The successful candidate will work closely with Construction Directors, Contracts Managers, Project Managers, Site Teams, and Procurement functions, helping ensure projects are delivered efficiently while maintaining strong commercial control throughout the construction lifecycle.

This opportunity would suit someone from either:

• A residential developer/self-build environment, or
• A Tier 1 / Tier 2 main contractor background with strong apartment experience.

Key Responsibilities

Commercial Management

• Take full commercial responsibility for one or more large-scale apartment developments.
• Manage project budgets, cost reporting, forecasts, cashflows, and commercial performance.
• Monitor costs against budget and proactively identify commercial risks and opportunities.
• Manage valuations, variations, change control, and final account agreements.

Procurement & Package Management

• Lead procurement of subcontract packages across all stages of the project.
• Prepare tender enquiries, package comparisons, and procurement recommendations.
• Negotiate subcontract agreements and appointments.
• Build and maintain strong relationships with subcontractors and key suppliers.

Project Delivery Support

• Work closely with Contracts Managers, Project Managers, Engineers, and Site Teams.
• Support project delivery through proactive commercial management and cost control.
• Monitor programme progress and assess commercial impacts of delays, changes, or sequencing adjustments.
• Support value engineering and buildability reviews.

Financial Reporting

• Prepare monthly cost reports and commercial reviews.
• Manage project forecasts and cashflow projections.
• Provide accurate reporting to senior management on project financial performance.
• Ensure strong commercial governance and reporting standards are maintained.

Contractual & Risk Management

• Manage contractual correspondence and change management procedures.
• Identify and mitigate commercial risks throughout the project lifecycle.
• Assist with dispute avoidance and resolution where required.
• Maintain robust project records and documentation.

Stakeholder Management

• Liaise with consultants, subcontractors, design teams, and internal stakeholders.
• Attend commercial, project, and progress meetings.
• Provide commercial advice and support to project teams and senior leadership.

Candidate Requirements

Experience

• 8–15+ years' Quantity Surveying experience.
• Strong residential experience, particularly:
• Apartment developments
• High-density residential schemes
• Multi-phase developments
• Previous experience with a:

• Self-Build Contractor
• Tier 1 / Tier 2 Main Contractor
