Job summary

Mountclare is seeking a Senior Quantity Surveyor to lead commercial management on a growing portfolio of residential developments across Dublin and the West of Ireland. The role covers feasibility, cost planning, procurement, construction and final accounts, with close collaboration across {project managers, design teams and site teams}.

Qualifications

• Degree in Quantity Surveying or related discipline.
• 7+ years of relevant industry experience.
• Strong experience in residential construction and/or housing development.
• Good knowledge of subcontractor procurement and current construction costs.
• Expertise in cost planning, tendering, valuations, cost reporting, forecasting and final accounts.
• Solid commercial and contractual understanding.

Responsibilities

• Commercial management of residential developments from pre-construction through to completion.
• Prepare and manage development budgets, cost plans and project cashflows.
• Provide commercial input into early-stage development feasibility and site appraisals.
• Measure, estimate and prepare tender and procurement documentation.
• Procure subcontractors and suppliers, including tendering, analysis and recommendations.

Senior Quantity Surveyor - Residential Development

Company Description

We are a growing Irish property development business with an expanding pipeline of residential developments across Dublin and the West of Ireland.

Our development activities cover the full project lifecycle, from site appraisal and acquisition through planning, procurement, construction and completion.

With offices in Dublin and Mayo, we are expanding our in-house team and are seeking an experienced Senior Quantity Surveyor to take a key commercial role across our residential development projects.

The business also undertakes selected project and development management consultancy assignments, and the successful candidate may provide commercial support on some of these projects from time to time.

The Role

We are seeking an experienced Senior Quantity Surveyor to join our team and take commercial responsibility across a growing portfolio of residential developments.

The primary focus will be our own housing developments, with involvement from early-stage feasibility and cost planning through procurement, construction and final account.

This is a hands-on role suited to an experienced QS who is comfortable taking ownership of the commercial management of projects and is interested in gaining broader exposure to the development process.

The successful candidate will work closely with the Managing Director, project managers, design teams and site teams across projects at various stages of development.

Key Responsibilities

• Commercial management of residential developments from pre-construction through to completion.
• Preparation and management of development budgets, cost plans and project cashflows.
• Commercial input into early-stage development feasibility and site appraisals.
• Measurement, estimating and preparation of tender and procurement documentation.
• Procurement of subcontractors and suppliers, including tendering, analysis, negotiation and recommendations.
• Preparation and management of subcontract packages.
• Developing and maintaining relationships with subcontractors and suppliers.
• Monthly valuations, cost reporting and forecasting.
• Assessment and management of variations and change control.
• Management of subcontractor accounts and final accounts.
• Monitoring construction costs against approved development budgets and appraisals.
• Working with project, design and construction teams to identify commercial risks, opportunities and value-engineering solutions.
• Supporting the commercial assessment of new development opportunities.
• Providing QS/commercial support on selected consultancy projects where required.

Candidate Profile

• Degree qualification in Quantity Surveying or a related discipline.
• Approximately 7+ years’ relevant industry experience.
• Strong experience in residential construction and/or housing development.
• Good knowledge of subcontractor procurement and current construction costs.
• Strong experience in cost planning, tendering, valuations, cost reporting, forecasting and final accounts.
• Good commercial and contractual understanding.
• Ability to independently manage the commercial aspects of a project.
• Strong communication and negotiation skills.
• Full driving licence.
• Experience with a residential developer or main contractor delivering housing schemes would be particularly relevant.

Location & Working Arrangements

The business has offices in Dublin and Mayo, with residential projects across Dublin and the West of Ireland.

There is flexibility for the successful candidate to be primarily based in the West of Ireland, with a combination of office, site and hybrid working, together with travel to projects and the Dublin office as required.
