Job summary

Global Professional Consultants Ireland is recruiting for an Intermediate Quantity Surveyor to join a well-established building contractor in Limerick. This role involves preparing budgets, monitoring costs, and collaborating closely with site teams to ensure projects run smoothly.

The ideal candidate will have at least 4 years of experience and a relevant degree, along with proficiency in cost control and procurement practices. A competitive salary package of €70k – €80k DOE is offered, along with additional benefits.

Qualifications

Job description

My client is a well-established main building contractor with a strong pipeline of work across the commercial, residential, mixed-use, industrial, and public sector markets. Due to continued growth in the Munster region, they are seeking to appoint an Intermediate Quantity Surveyor to support the commercial delivery of projects in Limerick and the surrounding area.

Commercial & Cost Management

• Assist in the preparation and management of project budgets and cost plans
• Monitor costs against budgets and report on cost value reconciliation (CVR)
• Assist with monthly valuations, applications for payment, and financial reporting
• Track variations, change control, and potential risk items

Procurement & Subcontract Management

• Assist with the procurement of subcontract packages
• Evaluate tenders and prepare subcontract comparisons
• Support in drafting and administering subcontract agreements
• Measure and value subcontractor works and process payments
• Assist with the agreement of final accounts

Contract Administration

• Work under standard forms of contract (RIAI / JCT / bespoke contracts)
• Assist in managing variations, extensions of time, and claims
• Maintain accurate commercial records and correspondence

Project & Team Collaboration

• Work closely with Site Managers, Engineers, and Design Teams
• Attend site and commercial meetings as required
• Provide commercial input to support project decision-making
• Support senior commercial staff in project delivery

Requirements

• Degree qualified in Quantity Surveying or Construction Economics
• 4+ years’ experience in a Quantity Surveying role with a main building contractor
• Experience working on medium to large-scale building projects
• Strong understanding of cost control, procurement, and subcontract management
• Familiarity with Irish construction contracts and practices
• Strong numerical, analytical, and organisational skills
• Proficient in Microsoft Excel and commercial reporting tools
• Eligible to work in Ireland

Salary

• Senior QS Salary €70k – €80k DOE
