Job summary

Townmore in Cork is expanding its Commercial Team and inviting applications from intermediate, senior and lead Quantity Surveyors. You will work with Project Managers and Site Teams across residential, commercial, healthcare and education projects, taking ownership of commercial management from procurement to final account.

Qualifications

• Degree qualified in Quantity Surveying, Construction Economics or related discipline.
• 5 years' experience ideally with a Main Contractor in Ireland.
• Strong knowledge of subcontractor procurement, valuations, variations and final accounts.
• Good understanding of construction contracts and commercial risk management.
• Experience across residential, commercial, education, healthcare or similar projects would be advantageous.

Responsibilities

• Manage commercial aspects of construction projects from subcontractor procurement through to final account.
• Prepare, issue and manage subcontractor tender packages and procurement.
• Analyse subcontractor quotations and assist with commercial negotiations and appointments.
• Prepare and manage valuations, variations, cost reports and project forecasts.
• Monitor project costs against budgets and identify commercial risks and opportunities.
• Manage subcontractor accounts, payments and final account negotiations.
• Attend project progress, commercial and cost meetings.
• Liaise with clients, consultants, design teams, subcontractors and suppliers.
• Work with Project Managers and Site Teams to deliver on programme and within budget.
• Ensure accurate contract administration throughout the project lifecycle.

Due to a number of recently secured projects now underway, together with several major developments commencing shortly, Townmore is expanding its Commercial Team in Cork.

As a result, we have multiple Quantity Surveyor opportunities available and welcome applications from commercially focused QS professionals at intermediate, senior and lead level. Whether you're ready to step up into greater responsibility or already operating at Senior QS level, we'd like to hear from you.

Working alongside our Senior Quantity Surveyors, Commercial Managers and Project Teams, you'll be involved in the full commercial lifecycle of projects — from subcontractor procurement through to final account — across a strong pipeline of residential, commercial, healthcare, education and mixed-use developments throughout Cork and the wider Munster region.

The Role

As Quantity Surveyor, you will work as an integral part of the Commercial Team, taking responsibility for the day‑to‑day commercial management of your projects.

You will work closely with Project Managers, Site Teams, Senior Quantity Surveyors and Commercial Management to ensure projects are delivered successfully while maintaining strong commercial control throughout the construction lifecycle.

Key Responsibilities

• Manage the commercial aspects of construction projects from subcontractor procurement through to final account.

• Ensure accurate and timely contract administration throughout the project lifecycle.
• Manage contractual and commercial risk while protecting Townmore's commercial position.
• Maintain accurate project records and provide regular commercial reporting to senior management.

What We're Looking For

• Degree qualified in Quantity Surveying, Construction Economics or a related discipline.
• Approximately 5 years' experience, ideally working with a Main Contractor in Ireland.
• Strong knowledge of subcontractor procurement, valuations, variations and final accounts.
• Good understanding of construction contracts and commercial risk management.
• Experience working across residential, commercial, education, healthcare or similar construction projects would be advantageous.
• Strong commercial awareness with excellent attention to detail.
• Confident communicator with the ability to build strong relationships with clients, consultants, subcontractors and internal project teams.
• Highly organised with the ability to manage multiple commercial priorities.
• A proactive approach and the ability to work both independently and as part of a wider Commercial Team.
