Job Specification - Senior Quantity Surveyor

Role Overview

We are looking for an experienced Senior Quantity Surveyor to join one of our client's project teams on a construction project based in Cork.

This is a full-time, permanent position offering an excellent opportunity for an experienced Quantity Surveyor to take a senior commercial role in the delivery of a high-quality construction project.

The successful candidate will take responsibility for the commercial and financial management of the project, working closely with the Commercial Manager, project team, subcontractors, suppliers, clients and design teams to ensure strong commercial performance throughout the project lifecycle.

The role will also involve providing guidance and support to intermediate and junior members of the Quantity Surveying team.

Role and Responsibilities

• Lead and manage all commercial aspects of the project.
• Provide guidance, support and mentorship to intermediate and junior Quantity Surveyors within the project team.
• Work closely with the Commercial Manager and wider project team to develop and implement commercial strategies aligned with project objectives.
• Take ownership of project cashflow forecasting, monitoring and reporting, ensuring information remains accurate and up to date.
• Oversee project cost monitoring, forecasting and reporting using relevant construction management software.
• Ensure accurate and timely financial reporting throughout the project lifecycle.
• Review and assess tender enquiries, including detailed analysis of tender returns and recommendations for award.
• Lead procurement activities, including the preparation of subcontract packages, negotiation and appointment of subcontractors and specialist suppliers.
• Certify and process monthly and fortnightly subcontractor and supplier payments in accordance with contractual obligations.
• Identify, evaluate and manage project variations.
• Maintain an accurate and up-to-date variation log, ensuring all relevant commercial entitlements are identified and recovered.
• Provide commercial input into pre-contract cost planning, budgeting and value engineering exercises.
• Monitor project expenditure against budgets and forecasts and identify potential commercial risks at an early stage.
• Work closely with project management and site teams to ensure commercial objectives are aligned with project delivery.
• Attend and lead commercial meetings with clients, subcontractors and design teams.
• Develop and maintain strong professional relationships with clients, consultants, subcontractors, suppliers and other project stakeholders.
• Assist with the identification and management of commercial and contractual risks.
• Ensure all commercial documentation and project records are maintained accurately.
• Ensure compliance with contractual requirements, company procedures and industry best practice.
• Provide regular commercial updates and reports to senior management.
• Support the successful commercial delivery of the project through to completion and final account.

Requirements

• Minimum 5 years' experience in a Quantity Surveying or similar commercial role within the construction industry.
• Relevant Degree or qualification in Quantity Surveying or an equivalent discipline.
• Strong experience in the commercial management of construction projects.
• Previous experience working within a Main Contractor environment would be highly advantageous.
• Strong knowledge of construction contracts, procurement and commercial management.
• Experience managing subcontractor procurement, tender analysis and subcontract packages.
• Strong experience in cost monitoring, forecasting, budgeting and cashflow management.
• Experience managing variations, valuations, payments and final accounts.
• Strong commercial and contractual awareness.
• Ability to identify and manage commercial risks effectively.
• Strong numerical, analytical and problem-solving abilities.
• Excellent organisational and time-management skills.
• Excellent attention to detail and accuracy.
• Strong written and verbal communication skills.
• Ability to communicate effectively with clients, subcontractors, consultants and members of the wider project team.
