As part of our continuing expansion, we are seeking a Quantity Surveyor to join our Commercial Team. The successful candidate will work closely with our Senior Quantity Surveyors, Project Managers and Contracts Teams in managing the commercial aspects of projects from pre-construction through to completion and final account.
This role would ideally suit a commercially focused and organised Quantity Surveyor looking to take responsibility for projects and packages while continuing to develop within a growing construction business. The position will be based from our Head Office in Ballycoolin, with travel to projects as required.
Responsibilities:
- Manage the day-to-day commercial requirements of assigned projects and work packages.
- Prepare and submit monthly valuations and applications for payment.
- Monitor project expenditure against budgets and assist in the preparation of monthly cost reports and forecasts.
- Maintain accurate records of project costs, commitments and anticipated final costs.
- Assist with cash-flow forecasting and cost-to-complete reporting.
- Review drawings, specifications, contracts and other project documentation to identify commercial requirements.
- Prepare tender and procurement packages for subcontractors and suppliers.
- Obtain and analyse subcontractor and supplier quotations.
- Assist with subcontractor negotiations and preparation of commercial recommendations.
- Manage subcontractor accounts, including valuations, payment assessments, variations and final accounts.
- Identify, record, value and submit project variations and change orders.
- Maintain accurate records supporting variations, delays and other contractual matters.
- Assist in the preparation, negotiation and agreement of client and subcontractor final accounts.
- Carry out measurements and take-offs from drawings and project information.
- Liaise with clients, consultants, subcontractors, suppliers and internal project teams on commercial matters.
- Attend site, commercial and project meetings as required.
- Work closely with project teams to identify potential commercial risks and opportunities.
- Provide commercial support during tender and pre-construction stages when required.
- Maintain accurate commercial documentation and information within company systems.
- Assist with monthly project reporting and commercial reviews.
- Ensure commercial activities are undertaken in accordance with company procedures and ISO/QA requirements.
- Support Junior/Assistant Quantity Surveyors in their day-to-day activities where appropriate.
Skills / Experience Required:
- Degree in Quantity Surveying, Construction Economics or a related discipline.
- Ideally 3–6 years’ relevant Quantity Surveying experience.
- Main contractor experience is preferred.
- Experience across residential, commercial, fit-out and/or data centre projects would be beneficial.
- Good understanding of construction costs, valuations, variations, procurement and subcontractor accounts.
- Good understanding of construction drawings and contract documentation.
- Strong numerical and analytical ability.
- Good negotiation and commercial skills.
- Excellent organisational skills with the ability to manage multiple priorities and deadlines.
- Strong written and verbal communication skills.
- Professional and confident when dealing with clients, subcontractors, suppliers and internal teams.
- Proficient in Microsoft Office, particularly Excel; experience with ERP or construction cost-management systems would be beneficial.
