Job summary

Clerkin Connect invites applications for a Quantity Surveyor (Construction) to support ongoing growth across residential, commercial, and other projects. The role focuses on post-contract commercial management, cost controls, and procurement.

You will prepare payments, manage contracts and subcontracts, and provide commercial input to safeguard project margins throughout the lifecycle. LGS/LGSF experience is highly desirable.

Qualifications

  • Degree or diploma in Quantity Surveying or related discipline, or equivalent experience.
  • 3+ years of Quantity Surveying experience in construction environments.
  • Strong understanding of construction methods, drawings, specs, and subcontract packages.
  • Familiar with common contract forms and public works contracts.
  • Excellent numeracy, Excel skills, and cost-management awareness.
  • Experience with bills of quantities and take-offs.
  • Strong client-facing communication and reporting skills.
  • Ability to manage multiple projects and meet deadlines.

Responsibilities

Quantity Surveyor (Construction)

Our client is an international leader in sustainable construction, driven by a passion for excellence, and is seeking an experienced Quantity Surveyor to support its continued growth across residential, commercial, and other construction projects.

The successful candidate will play a key role in the commercial management of projects from tender stage through to final account. Experience working with Light Gauge Steel (LGS) / Light Gauge Steel Framing (LGSF) is highly desirable.

Key Responsibilities
Post-Contract Commercial Management
  • Establish project cost plans, budgets, and cash-flow forecasts, monitoring actual costs and commitments against budget.
  • Prepare and agree monthly applications for payment, valuations, and final accounts with clients and/or main contractors.
  • Identify, measure, price, submit, and negotiate variations, change orders, and compensation events promptly.
  • Manage subcontractor accounts, including valuations, variations, payment recommendations, and final accounts.
  • Administer contracts and subcontracts, ensuring compliance with contractual notices, records, payment requirements, and timelines.
  • Provide commercial input throughout the project lifecycle to protect project margin and contractual entitlement.
Procurement and Supply Chain
  • Source and evaluate subcontractors and suppliers across construction materials, specialist packages, plant, and labour.
  • Draft and place subcontracts and purchase orders with clearly defined scopes, terms, responsibilities, and deliverables.
  • Work closely with procurement and project teams to ensure materials and subcontract packages are secured in line with the construction programme.
  • Monitor subcontractor and supplier performance, certify payments, and resolve commercial issues as they arise.
Cost Control and Reporting
  • Maintain accurate cost-to-complete forecasts, CVRs (cost-value reconciliations), and project margin reporting.
  • Produce monthly commercial reports covering project performance, forecasts, risks, opportunities, variations, and cash flow.
  • Maintain commercial risk and opportunity registers and recommend corrective actions where required.
  • Maintain accurate supporting records, including site measurements, progress records, correspondence, instructions, and meeting minutes.
  • Monitor project costs and identify opportunities for efficiencies and improved commercial performance.
Collaboration and Governance
  • Work closely with Project Managers, Site Managers, Design Teams, Engineers, Procurement, and other stakeholders to align programme, design, scope, and commercial objectives.
  • Liaise professionally with clients, consultants, subcontractors, and suppliers.
  • Ensure commercial activities take account of health & safety, quality, sustainability, and regulatory requirements.
  • Support internal audits, commercial reviews, and governance processes.
  • Contribute to continuous improvement in estimating, procurement, cost management, and project delivery processes.
Requirements
  • Degree or diploma in Quantity Surveying, Construction Economics, Commercial Management, or a related discipline, or equivalent relevant experience.
  • 3+ years' Quantity Surveying experience, ideally within a main contractor, specialist contractor, structural systems, or construction environment.
  • Strong understanding of construction methods, sequencing, drawings, specifications, and subcontract packages.
  • Working knowledge of relevant forms of construction contract, including public works and/or other commonly used contract forms.
  • Strong measurement and take-off capabilities, with experience preparing and working with bills of quantities.
  • Good understanding of subcontract procurement, valuations, variations, cost reporting, and final accounts.
  • Strong numeracy and Excel skills; familiarity with estimating, take-off, and cost-management software is an advantage.
  • Proven ability to manage multiple projects or work packages, prioritise deadlines, and negotiate effectively.
  • Strong written and verbal communication skills, with the ability to prepare professional reports and commercial correspondence.
  • Strong client-facing communication skills.
  • Commercially focused with strong attention to detail and a proactive approach to identifying risks and opportunities.
Desirable
  • Previous experience with Light Gauge Steel (LGS), Light Gauge Steel Framing (LGSF), off-site construction, modular construction, or similar structural framing systems.
  • Understanding of LGS design, manufacture, procurement, installation, and associated interfaces with foundations, structural elements, façades, roofing, insulation, fire protection, and internal finishes.
  • Experience commercially managing LGS or other specialist structural packages from tender through procurement, installation, variations, and final account.
  • Professional accreditation with SCSI/RICS, or working towards chartered status.
  • Experience working on residential, commercial, mixed-use, or large-scale construction developments.
  • Experience with design-and-build contracts and contractor-led design.
  • Experience with BIM-based measurement/take-off and digital construction tools.
  • Knowledge of modern methods of construction (MMC), off-site manufacturing, and prefabricated building systems.
