Job summary

Artemis Human Capital recruits a Property Development Manager for a growing residential care organisation in County Monaghan. The role combines property development, project management, technical due diligence and compliance to drive expansion of the property portfolio.

You will coordinate acquisitions, appraisals, planning and fire safety, manage tenders and budgets, and ensure documentation meets regulatory standards while pursuing energy efficiency and decarbonisation goals.

Qualifications

• We are keen to speak with candidates who have a relevant qualification or strong practical experience in property, construction, planning, engineering, building surveying, estates or facilities management.

Responsibilities

• Coordinate property projects from initial appraisal and acquisition through to completion and handover.
• Identify, inspect and assess potential new properties.
• Coordinate property acquisitions, site appraisals and technical due diligence.
• Review planning, building control, fire safety and other property documentation.
• Coordinate planning applications, regulatory submissions and related compliance requirements.
• Develop project briefs and scopes of work for fit-outs, refurbishments and property upgrades.
• Manage tenders and the appointment of contractors, consultants and professional advisers.
• Monitor project budgets, programmes, risks, variations, snagging and handover.
• Coordinate fire safety assessments and ensure remedial works are completed.
• Maintain accurate property records, compliance registers and project documentation.
• Ensure completed works are supported by appropriate statutory and technical documentation.
• Identify opportunities to improve energy efficiency, sustainability and decarbonisation across the portfolio.
• Provide clear project updates, recommendations and risk reports to senior management.
• Work collaboratively with operational, maintenance, finance and other internal stakeholders.

We are currently recruiting on behalf of a growing organisation within the residential care sector for an experienced Property Development Manager to support the continued expansion, development and compliance of its property portfolio.

This is an exciting opportunity for a property, construction or technical professional to take ownership of a varied portfolio and play a key role in ensuring properties are acquired, developed, refurbished and maintained to a high standard and in line with regulatory requirements.

The role will suit someone who enjoys a hands-on position, combining property development, project management, technical due diligence and compliance, with the opportunity to make a tangible impact across a growing organisation.

The role:

• Working closely with senior management, internal teams, consultants and contractors, you will be responsible for coordinating property projects from initial appraisal and acquisition through to completion and handover.

About you:

• Property development, refurbishment or fit-out projects.
• Contractor and consultant management.
• Project budgets, programmes and tender processes.
• Planning, building control and/or fire compliance.
• Reviewing technical drawings and property documentation.
• Strong project coordination and document-control skills.
• Managing multiple projects and competing priorities.

Experience within residential care, healthcare or another regulated environment would be advantageous, as would knowledge of sustainability, energy management or decarbonisation projects.
