Role Overview
We are looking for an Operations Manager – Occu Services to support the day-to-day delivery, coordination and continuous improvement of our service operations across a growing residential portfolio.
Reporting directly to the COO, this is a hands-on operational role focused on service quality, team performance, process consistency, commercial awareness and resident experience.
The role will work closely with teams across Painting & Maintenance, Cleaning, Landscaping, HVAC support services and Operational Administration, helping ensure our teams, suppliers and systems are aligned to deliver a responsive, professional and high-quality service.
Key Responsibilities
Operational Leadership
- Support the effective day-to-day delivery of Occu Services across multiple service lines.
- Coordinate operational priorities across Painting & Maintenance, Cleaning, Landscaping, HVAC support services and Operational Administration.
- Drive consistency, accountability and high standards across service delivery.
- Support operational planning, resource allocation and scalable ways of working as the business grows.
- Manage and support Team Leads across Painting & Maintenance, Cleaning and Landscaping, alongside the Senior HVAC Engineer and Operations Administration Team.
- Help teams perform effectively through clear expectations, practical support and regular performance oversight.
- Foster a collaborative, accountable and resident-focused working culture.
Service Delivery & Client Management
- Help ensure services are delivered to agreed quality standards and client expectations.
- Act as an escalation point for operational service issues, ensuring concerns are managed professionally.
- Build strong working relationships with clients, managing agents, suppliers and contractors.
- Support service excellence across all developments, with a focus on resident experience and transparency.
- Support operational tracking, reporting and invoicing processes.
- Monitor performance against budgets, targets and service expectations.
- Identify opportunities to improve efficiency, resource utilisation and commercial performance.
Operational Planning & Resource Management
- Support workforce planning, capacity management and resource allocation across service lines.
- Monitor productivity, utilisation and operational performance.
- Conduct operational reviews and site visits to support quality and service standards.
Supplier, Contractor & Asset Management
- Manage supplier and contractor relationships to support quality, responsiveness and value for money.
- Support procurement and supplier selection activity where required.
- Maintain appropriate oversight of operational equipment, fleet and service assets.
Systems, Process Improvement & Governance
- Champion the effective use of JobLogic and operational systems.
- Support consistent processes, clear documentation and practical governance.
- Identify and implement improvements that strengthen efficiency, scalability and service outcomes.
Compliance, Risk & Quality Management
- Promote health, safety, compliance and quality standards across operational activity.
- Support the maintenance of servicing schedules, certifications and compliance records.
- Identify and elevate operational risks where appropriate.
Experience & Qualifications
- Proven experience in an Operations Manager, Facilities Manager, Property Services Manager or similar role.
- Experience managing multiple operational teams and service functions.
- Experience within facilities management, property services, maintenance, landscaping, cleaning, hospitality or another service-led environment.
- Strong commercial awareness and understanding of operational performance metrics.
- Experience managing suppliers, contractors and workforce planning.
- Strong systems capability, ideally including job management or field-service software.
- Excellent organisational, communication and leadership skills.
