Job summary

Cushman & Wakefield seeks an Associate Director / Divisional Director to lead a high‑performing property management portfolio and drive strategic growth and operational excellence. The role focuses on Owners' Management Companies (OMCs) with a strong governance and financial oversight mindset, client relationships and regulatory compliance.

Qualifications

  • PSRA Category D Licence is essential.
  • 6-8+ years’ residential block/OMC management experience.
  • Knowledge of MUD Act and Irish property management regulations.
  • Budgeting and financial reporting experience.
  • Experience working directly with Boards of Directors.
  • Excellent communication and stakeholder management skills.

Responsibilities

  • Manage a portfolio of Owners' Management Companies (OMCs).
  • Ensure compliance with the MUD Act and governance obligations.
  • Prepare and manage annual service charge budgets and monitor expenditure.
  • Oversee planned maintenance, repairs and lifecycle works.
  • Manage contractor procurement, performance and compliance.
  • Develop relationships with OMC Boards and attend Board meetings.
  • Chair AGMs, EGMs and Directors' meetings.
  • Produce monthly operational and financial reports for clients and Boards.
  • Lead ESG and sustainability initiatives where required.

Job Description


We are seeking an accomplished Associate Director / Divisional Director to lead a high‑performing property management portfolio and play a key role in the strategic growth and operational excellence of our business. This senior leadership position is ideally suited to an experienced residential property professional with extensive Owners' Management Company (OMC) management expertise, a strong commercial mindset, and a proven ability to build trusted relationships with Boards of Directors, clients and stakeholders. The successful candidate will be responsible for overseeing complex developments, ensuring exceptional standards of governance, financial performance and regulatory compliance, while providing leadership, mentoring and strategic direction to property management teams. In addition to portfolio oversight, the role will drive consultancy and advisory services, support new business onboarding, and contribute to the long‑term sustainability, value and success of the communities under management.


Core Responsibilities



  • Manage a portfolio of Owners' Management Companies (OMCs).

  • Ensure compliance with the Multi-Unit Developments (MUD) Act and corporate governance obligations.

  • Prepare and manage annual service charge budgets and monitor expenditure against budget.

  • Oversee planned preventative maintenance (PPM), repairs and lifecycle works.

  • Manage contractor procurement, performance and compliance.

  • Develop strong relationships with OMC Boards of Directors and attend Board meetings.

  • Chair and coordinate AGMs, EGMs and Directors' meetings.

  • Produce monthly operational and financial reports for clients and Boards.

  • Manage resident and stakeholder communications and resolve escalated issues.

  • Monthly Site Visits

  • Lead ESG and sustainability initiatives where required.

  • People/ Team Management – Direct Reports, Coaching and Mentoring, 1 to 1’s and Bi-Annual Reviews

  • Client Management and Relationships

  • Building operations and facilities oversight.

  • Capital expenditure and lifecycle planning.

  • Contractor procurement and performance management.

  • Resident engagement and issue resolution.

  • Compliance with statutory and health & safety requirements.

  • AGM, EGM and Board meeting management.

  • ESG and sustainability initiatives.

  • Team leadership and mentoring of junior property management staff.


Consultancy/ Advisory



  • Engaging on Advisory Services – Overview of legal set up of OMC

  • Creating New Pilot Budgets, forecasts and

  • Drafting of new House Rules

  • Draft of MUD Documentation

  • Estate and Common Area Management Plans

  • Parking Management Plans

  • Set up of PPM Schedules

  • Overview of Asset Registers

  • Onboarding New Sites


Experience & Qualifications



  • PSRA Category D Licence (essential).

  • 6-8+ years' residential block/OMC management experience.

  • Strong knowledge of the MUD Act and Irish property management regulations.

  • Budgeting and financial reporting experience.

  • Experience working directly with Boards of Directors

  • Excellent communication, stakeholder management and organisational skills.
