Job description

We are seeking an experienced Operations Manager to join a growing, privately owned construction-related business based in North Dublin. This is a senior operational position for someone who combines strong practical construction knowledge with excellent organisational, leadership and commercial skills.

The company is about to enter a significant growth phase, and this hire is seen as a key part of their growth plans.

The successful candidate will take increasing ownership of the day-to-day operation, ensuring projects are well planned, properly resourced and delivered to a consistently high standard.

The Role

Reporting to the Managing Director, you will take responsibility for the operational delivery of multiple projects, from handover through to completion.

Key areas of responsibility will include:

  • Managing multiple live projects and maintaining forward programmes
  • Resource and labour planning
  • Coordinating employees, subcontractors, suppliers and deliveries
  • Maintaining high construction and quality standards
  • Carrying out quality inspections and ensuring issues are resolved
  • Managing subcontractor performance and accountability
  • Monitoring project costs, margins and labour productivity
  • Managing variations and additional works
  • Overseeing snagging, completion and customer handover
  • Developing operational KPIs and reporting
  • Improving processes, systems and operational efficiency, examining how things can be done better
  • Providing strong communication across operations, sales, finance and management
  • Maintaining appropriate health & safety standards

A key objective will be to build a more structured, accountable and scalable operation while reducing day-to-day operational dependency on the Managing Director. In summary we are seeking someone who can innovate, improve, coordinate and over see the business operations.

About You

We are looking for an experienced operational leader with approximately 7–10+ years' relevant experience in construction operations, project delivery or a comparable management role.

Your background could include:

  • High-end residential construction
  • Fit-out
  • Modular or off-site construction
  • Timber frame
  • Design & build
  • Construction manufacturing
  • Other project-based construction environments
  • Contract or Project Management in a subcontracting or SME contracting business

You will need strong practical construction knowledge and the confidence to assess workmanship, understand sequencing and specifications, and challenge subcontractors or suppliers when necessary.

A formal construction qualification would be advantageous but is not essential.

We are particularly interested in someone who:

  • Is highly organised and structured
  • Can manage several projects simultaneously
  • Anticipates problems rather than simply reacting to them
  • Is a strong people manager and communicator
  • Is comfortable holding people accountable
  • Has good commercial and financial awarenessUnderstands project costs, margins and productivity
  • Is confident dealing with customers and managing expectations
  • Is decisive, practical and solutions-focused
  • Can take ownership and make decisions independently

This is not simply a Construction Management / Contracts Manager role. Equally, we are not looking for a corporate Operations Manager who lacks sufficient practical construction knowledge. The successful candidate will need to bridge both worlds – construction and operational leadership.

The Opportunity

This is an opportunity to join a growing business at an important stage of its development and have a genuine influence on how the operation evolves.

For the right individual, there is also potential to develop into a broader senior leadership position as the business grows. The recruitment process will consider candidates who can demonstrate the potential to take on increasing commercial and strategic responsibility over time.

There is some flexibility regarding salary and benefits structure, and this will reflect the level of responsibility and autonomy required in the role, including the degree of day-to-day support required from the Managing Director. Benefits to include Pension, Bonus and Vehicle or Car Allowance.

If you are looking to take the next step into a genuine operational leadership role, we would be interested in speaking with you. A more comprehensive job specification is available for review for suitable candidates.
