Role Overview
We are recruiting a senior Construction Contracts Manager to take full responsibility for the delivery and performance of multiple residential apartment projects across the Louth region.
This is a step up from Senior Project Manager level and suits someone who has already led large projects and is now ready to oversee multiple sites, project teams, and site managers, acting as the key link between site delivery, commercial control, and senior leadership.
You will be accountable for programme, quality, cost, safety, and subcontractor performance, ensuring projects are delivered in line with business targets and client expectations.
Key Responsibilities
- Take overall responsibility for the delivery of multiple apartment projects from mobilisation to handover.
- Lead and support Site Managers, Project Managers, Engineers, and project teams across sites.
- Monitor site performance, resourcing, sequencing, logistics, and productivity.
- Intervene early to resolve programme, quality, or resourcing issues.
- Ensure consistent standards across all projects in the region.
Programme & Delivery Control
- Review and approve construction programmes and phasing strategies.
- Track progress across projects and implement recovery plans where required.
- Ensure key milestones and handover dates are achieved.
Commercial & Contract Management
- Maintain overall accountability for commercial performance of projects in conjunction with the commercial team.
- Oversee main contracts, subcontract agreements, variations, and change control.
- Ensure commercial discipline is applied consistently across all sites.
- Support tender reviews, project setup, and procurement strategy.
- Monitor budgets, cost forecasts, cashflow, and margin performance across projects.
- Identify risks early and drive mitigation plans with project teams.
- Support resolution of commercial issues, claims, and subcontractor disputes.
Subcontractor & Supply Chain Performance
- Oversee subcontractor performance across multiple sites.
- Ensure subcontractors deliver safely, on programme, and to required quality standards.
- Support procurement, negotiation, and long-term supply chain relationships.
Stakeholder & Client Management
- Act as the senior construction contact for clients, consultants, and internal leadership.
- Chair senior site and progress meetings where required.
- Provide clear reporting on performance, risk, and delivery status to senior management.
Governance, Quality & Safety
- Ensure projects comply with Building Regulations, BCAR, quality systems, and H&S requirements.
- Promote best practice and consistent processes across all sites.
- Ensure proper documentation, reporting, and audit trails are maintained.
- Lead, mentor, and develop site and project management teams.
- Drive accountability, standards, and continuous improvement across delivery teams.
- Support recruitment and development of future project leaders.
