Job summary

Brightpath Recruitment is assisting a Tier 1 contractor seeking a Commercial Manager to oversee valuations, cash flow, and contract administration across residential, commercial and life sciences projects in Ireland, the UK and Europe.

You will work in a collaborative, fast-paced environment with strong emphasis on professional growth and structured development opportunities, while supporting procurement and project teams to drive financial performance.

Qualifications

• Experience compiling monthly, interim and final valuations.
• Ability to support cash flow reviews and performance reporting.
• Proven background in civil/construction projects with residential/commercial exposure.

Responsibilities

• Compile and manage monthly, interim and final valuations, including payments and cost/value reconciliations.
• Support cash flow reviews with timely data for performance assessment.
• Collaborate with Procurement to appoint subcontractors within packages.
• Review contract docs for discrepancies or issues.
• Prepare and negotiate interim and final valuations with clients.
• Finalize and agree contract accounts for completed work sections, including variations.
• Maintain records of contractual delays or disruptions.

Key Responsibilities:

• Compile and manage monthly, interim, and final valuations, including payment applications, cost/value reconciliations, and financial assessments for contracts, subcontractors, and suppliers
• Supply accurate and timely data to support ongoing reviews of cash flow and overall performance
• Work alongside the Procurement team to appoint subcontractors for packages under their oversight
• Thoroughly review contract documentation and identify any discrepancies or potential issues
• Prepare and negotiate interim and final valuations in line with agreed timelines, liaising closely with client representatives
• Finalise and agree contract accounts for completed work sections, ensuring all variations and adjustments are accounted for
• Maintain detailed records relating to any contractual delays or disruptions

Requirements:

• Chartered or undertaking steps to become chartered with the Society of Chartered Surveyors (SCS)
• Background in construction/civil engineering projects, with exposure to residential/commercial works
