The candidate will work with structural, plumbing, electrical, HVAC and landscape specialists, ensuring documentation is buildable, compliant and ready for construction.

PT Bali Cahaya Makmur (BCM), trading as Markov Architecture, is establishing a multidisciplinary Architecture and Engineering Department to deliver coordinated, technically complete and construction-ready projects.
We are seeking a Senior Project Architect who can develop architectural projects from concept through detailed design, construction documentation and construction-stage coordination.
The position reports to the Head of Architecture and works closely with structural, plumbing, electrical, HVAC, site-development, interior, landscape and visualisation specialists.
This is not a junior architectural, presentation-design or drafting position. The successful candidate must understand how architectural solutions are coordinated, documented and implemented on site.
Develop architectural concepts and technically achievable design solutions.
Translate client requirements into functional and spatial-planning solutions.
Develop projects from approved concept through detailed design and construction documentation.
Prepare accurate architectural plans, elevations, sections and details.
Develop construction details, junctions, material interfaces and buildable architectural solutions.
Consider design quality, functionality, buildability, maintenance, cost and construction programme when developing solutions.
Independently produce complete and construction-ready architectural drawing packages.
Prepare documentation suitable for coordination, tender, contractor pricing and construction.
Prepare architectural specifications, material schedules, finish schedules, door and window schedules and other required supporting information.
Ensure drawings, models, schedules and specifications contain consistent dimensions, levels, materials and technical information.
Provide accurate architectural information required for BOQ preparation and cost review.
Maintain clear drawing numbers, revision records, issue status and document-control procedures.
Revise documentation accurately following coordination meetings and approved design changes.
Coordinate architectural documentation with structural, plumbing, electrical, HVAC, fire-protection and other relevant disciplines.
Coordinate architectural requirements with interior, landscape and site-development designs.
Review structural and MEP documentation against architectural requirements.
Use 3D models to develop, coordinate and verify design solutions.
Identify and resolve clashes, missing information and inconsistent design requirements before construction.
Coordinate openings, levels, ceiling zones, service routes, equipment locations and technical interfaces.
Participate in coordination meetings and close assigned architectural actions within agreed deadlines.
Ensure architectural documentation complies with applicable Indonesian building regulations and professional standards.
Coordinate architectural requirements relating to PBG, zoning, fire safety, accessibility and statutory approvals.
Support the preparation of architectural documentation required for regulatory submissions.
Identify regulatory, technical and approval risks affecting the architectural design.
Respond to RFIs and technical clarification requests during construction.
Review contractor shop drawings, material submissions, samples and technical proposals.
Conduct site inspections when required to verify compliance with approved architectural documentation and design intent.
Resolve discrepancies between approved documentation and actual site conditions.
Coordinate approved architectural revisions arising during construction.
Support the preparation and review of as-built and handover documentation.
Take responsibility for the quality, completeness and coordination of assigned architectural documentation.
Plan and deliver architectural work in accordance with project deadlines.
Report missing information, coordination problems, design risks and potential delays to the Head of Architecture.
Review work prepared by architects or architectural drafters assigned to the project.
Support client, consultant and internal project presentations when required.
Bachelor’s degree in Architecture from a recognised university.
Minimum five years of professional architectural experience.
The candidate must have either completed a recognised Architecture degree outside Indonesia or possess substantial and verifiable professional architectural experience working outside Indonesia.
Candidates whose education and professional experience are both exclusively within Indonesia will not be considered.
Strong written and spoken English.
Advanced AutoCAD and SketchUp capability.
Proven ability to independently produce complete working drawings and construction-ready architectural documentation.
Strong understanding of architectural detailing, construction methods, materials and buildability.
Strong understanding of structural and MEP coordination.
Experience using 3D models to develop and verify architectural solutions.
Ability to read and review architectural, structural and MEP documentation.
Knowledge of applicable Indonesian building regulations, PBG requirements and professional standards.
Experience supporting architectural projects during construction, including RFIs, shop drawings and site coordination.
Ability to manage drawing revisions, document status and agreed deadlines.
Willingness to attend project sites in Bali when required.
Professional portfolio containing identifiable projects, technical drawings, construction details and examples of working documentation.
Clear explanation of the candidate’s exact personal responsibilities for every submitted project or work sample.
Verifiable professional references.
Master’s degree in Architecture.
Valid STRA registration.
Membership of Ikatan Arsitek Indonesia.
PPAr or an equivalent recognised professional architecture qualification.
Overseas architectural registration or professional membership.
Advanced Revit, ArchiCAD or other relevant BIM experience.
Experience with BIM coordination, clash detection or model-based project delivery.
Experience working on high-quality international villas, resorts, hotels, residential developments or commercial projects.
LEED, EDGE, WELL or another recognised sustainable-design credential.
THR in accordance with Indonesian employment requirements.
BPJS coverage in accordance with company policy and applicable regulations.

We are looking for a technically strong and responsible architect who can independently develop and coordinate complete architectural documentation.
The successful candidate must be able to identify technical conflicts, make practical decisions and explain how architectural solutions will be constructed. They must communicate clearly, accept responsibility for their documentation and revise their work accurately when coordinated changes are approved.
This position is not suitable for candidates whose experience is limited to attractive concept drawings, presentation images, basic drafting or work completed entirely under the direction of others. Candidates must be able to prove what they personally designed, documented and coordinated.
