About the Role:

We are looking for a Senior Market Research Manager to provide market insights and analysis to support business and investment decisions. The ideal candidate has experience working with a property developer, particularly someone who has handled multiple property projects or large-scale township developments. This role will focus on analyzing market potential, property pricing, customer segments, and project performance, including occupancy rates, to identify business opportunities and support strategic planning

Key Responsibilities:

• Market Sizing & Potential: Analyze market size, demand, growth potential, and opportunities across different property locations and developments.
• Market Pricing: Analyze property prices, rental rates, competitor pricing, and market trends to support pricing and positioning strategies.
• Market Segmentation: Identify target customer segments, purchasing power, preferences, and demand for different property types.
• Project Performance Analysis: Monitor and evaluate project performance, including occupancy rates, sales performance, take-up rates, and rental performance, as relevant to the portfolio.
• Competitive Analysis: Conduct market benchmarking across property developers, projects, locations, and competing developments.
• Business Opportunity Assessment: Identify potential locations, new market opportunities, and development opportunities based on market research and commercial analysis.
• Strategic Recommendations: Translate market data and project performance into actionable recommendations to support business planning, investment decisions, and development strategies.
• Cross-functional Collaboration: Work closely with Business Development, Sales, Marketing, and Property Management teams to provide market insights and performance analysis.

Requirements:

• Bachelor's degree in Real Estate, Business, Economics, Finance, Urban Planning, or a related field.
• Minimum 8 years of relevant experience in real estate, property development, market research, real estate analysis, business development, or property management.
• Experience working with a property developer is highly preferred.
• Experience handling multiple property projects, mixed-use developments, townships (kota baru), or large-scale property developments is a strong advantage.
• Strong understanding of property market dynamics, pricing, market segmentation, demand analysis, and project performance.
• Experience analyzing occupancy rates, sales performance, take-up rates, or rental performance.
• Strong analytical skills with the ability to turn market data into business insights and recommendations.
