Job summary

Rukita is seeking a Senior Investment lead to identify and execute real estate opportunities across Indonesia. You will lead underwriting, financial modelling, and due diligence, coordinating with cross-functional teams to structure transactions and present to the Investment Committee.

You will shape investment strategies, assess returns (IRR, NPV), and prepare investor materials while ensuring robust risk management and alignment with business goals.

Qualifications

• Bachelor's degree in finance, economics, real estate, accounting, or related field; master's preferred.
• Minimum 10+ years of real estate private equity, investment banking, corporate finance, or strategy consulting.
• Experience in underwriting, executing real estate transactions, and investor reporting.

Responsibilities

Rukita is a property technology (proptech) company that provides long-stay rental housing solutions with end-to-end and hassle-free services in Indonesia. The company builds a holistic ecosystem of housing solutions for both tenants & landlords. It provides quality, accessible housing for the young generation while assisting landlords in transforming their assets into high-yield rental properties.

Role Overview:

The Senior Investment will be responsible for identifying, evaluating, structuring, and executing real estate investment and development opportunities aligned with BERM's business objectives. The role will lead property-level financial analysis, investment underwriting, and commercial due diligence to assess the feasibility, profitability, and risk-adjusted returns of potential projects and transactions.

The role will work closely with senior management and cross-functional stakeholders to develop investment strategies, evaluate potential partnerships and acquisitions, structure financing and commercial arrangements, and drive transactions from initial opportunity assessment through negotiation and execution. Key responsibilities include assessing property investment returns, including project IRR, equity IRR, yield, NPV, payback period, and cash flow performance, while ensuring investment decisions are supported by robust financial models, scenario analysis, and sound commercial judgment.

Key Responsibilities:

Investment and Capital Transaction

• Lead the origination, underwriting, and execution of real estate investment opportunities across Indonesia, including land acquisitions, development projects, and income-generating assets.
• Develop and present detailed investment proposals, deck and recommendations to the Investment Committee, incorporating robust financial modeling, sensitivity/scenario analysis, and strategic rationale.
• Develop and implement investment strategies that maximize returns and minimize risks.
• Oversee and manage end-to-end deal execution, including due diligence, transaction structuring, internal coordination, documentation, and closing.
• Evaluate market trends, macroeconomic factors, and competitive positioning to support investment theses and identify new opportunities across logistics and industrial sectors.
• Collaborate with legal, tax, technical, and project development teams to validate key assumptions and ensure alignment across functions.
• Drive negotiation of term sheets and transaction documents in collaboration with senior management and external advisors if any.
• Prepare investor reporting materials, capital call memos, distribution notices, and board/investor presentations.
• Support co-investment initiatives by developing pitch materials, financial projections, and responding to clients due diligence.
• Market Research : Involve in comprehensive market analysis to identify potential investment opportunities.
• Financial Analysis : Perform end to end detailed financial modelling and analysis to assess the viability of investment projects.
• Due Diligence : Lead due diligence efforts, including property inspections, legal reviews, and risk assessments, if needed.

Requirements:

• Bachelor's degree in finance, Economics, Real Estate, Accounting, or related field; Master's degree or MBA preferred
• Professional certification such as CFA or CPA is a strong plus
• Minimum 10+ years of experience in real estate private equity, investment banking, corporate finance, or strategy consulting, with a focus on real estate
• Proven track record in underwriting, executing real estate transactions, and preparing investment committee materials
• Experience in fund or asset management, including performance tracking and investor reporting
• Familiarity with land acquisitions, developments, leasing, and/or income-generating assets in Indonesia is highly valued
