Job summary

ISMAYA GROUP in Jakarta is seeking a Lease & New Store Opening Coordinator to identify and secure prime locations, conduct feasibility studies, and lead lease negotiations with landlords.

You will coordinate cross-functionally with legal, finance, operations, and marketing to ensure timely handover, compliance, and successful store openings, while maintaining up-to-date leasing records and market insights.

Qualifications

• Experience in retail leasing and store opening coordination is preferred.

Responsibilities

• Identify, source, and evaluate potential store locations based on company strategy.
• Conduct site surveys and feasibility studies (foot traffic, demographics, competitor analysis).
• Initiate and maintain negotiations with landlords, property owners, and agents.
• Support in preparing LOI, term sheets, and lease agreements.
• Act as liaison between landlord, project team, operations, marketing, finance, and legal during pre-opening.
• Coordinate landlord requirements for handover, permits, insurance, and compliance.
• Monitor store handover timeline and ensure timely delivery to the project team.
• Escalate and resolve issues related to utilities, access, and mall/landlord regulations.
• Provide regular updates on leasing progress, handover schedules, and challenges to management.
• Coordinate with project/construction team for fit-out timeline and approvals.
• Support finance in processing rental payments, deposits, and other obligations.
• Maintain relationships with landlords, developers, and property managers for future opportunities.
• Prepare leasing reports (pipeline, signed deals, opening schedule, status updates).
• Track progress against new store opening targets and flag delays.
• Collect market intelligence on competitor locations, rental benchmarks, and trends.
• Expansion Strategy Input: Providing feedback from landlords and market insights for future rollouts.
