Job summary

MyShrine is an award-winning turnkey interior design and architecture studio in Bali seeking a diligent Quantity Surveyor to manage costs from BOQ to final accounts. You will prepare detailed quantity take-offs, budgets, and cost estimates; review drawings; obtain quotations; support procurement; and handle variations, progress payments, and cost reporting with stakeholders.

Qualifications

  • Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or related field.
  • Minimum 3-5 years of experience as a Quantity Surveyor, preferably in interior, construction, design & build, hospitality, residential, or commercial projects.
  • Strong understanding of construction materials, methods, and project costing.
  • Proficient in Microsoft Excel and quantity/cost estimation tools.
  • Able to read and interpret architectural, interior, structural, and MEP drawings.
  • Strong analytical and numerical skills.
  • Good negotiation and communication skills.
  • High attention to detail and strong documentation skills

Responsibilities

  • Prepare detailed quantity take-offs (BOQ) based on architectural, interior, structural, and MEP drawings.
  • Prepare project cost estimates and budgets.
  • Calculate material, labor, equipment, and subcontractor costs.
  • Review drawings and specifications to identify scope, quantity, and cost implications.
  • Ensure all quantities and cost calculations are accurate and properly documented.
  • Establish and monitor project budgets.
  • Track actual project costs against approved budgets.
  • Monitor project cost movements and identify potential cost overruns.
  • Prepare cost reports and provide regular updates to Project Managers and management.
  • Recommend cost-saving or value-engineering opportunities without compromising quality.
  • Prepare BOQ and pricing documents for tender purposes.
  • Obtain and evaluate quotations from suppliers and subcontractors.
  • Compare quotations and prepare commercial comparison sheets.
  • Support the Procurement and Project teams in negotiating prices and commercial terms.
  • Ensure procurement decisions are aligned with the approved project budget.
  • Review subcontractor and supplier quotations, scope, and pricing.
  • Verify quantities and prices before purchase orders or subcontract agreements are issued.
  • Evaluate variations, additional works, and claims submitted by subcontractors.
  • Monitor subcontractor payment claims and verify completed works.
  • Identify and evaluate variations arising from design changes, client requests, site conditions, or other factors.
  • Prepare variation orders and cost impact analysis.
  • Maintain proper documentation and approval records for all variations.
  • Ensure changes are reflected in the project cost forecast.
  • Verify project progress and quantities completed on site.
  • Review subcontractor and supplier invoices/payment applications.
  • Prepare or support progress payment certifications.
  • Ensure payments are supported by accurate measurements and approved documentation.
  • Maintain project cost databases and cost tracking systems.
  • Prepare cost-to-complete and project financial forecasts.
  • Monitor committed costs, actual costs, and remaining budgets.
  • Provide management with reports on project financial performance.
  • Coordinate with Project Managers, Architects, Designers, Procurement, Finance, Site Teams, and subcontractors.
  • Communicate cost implications of design or scope changes to relevant stakeholders.
  • Participate in project meetings when required to provide commercial and cost-related input.
  • Maintain accurate BOQs, estimates, quotations, contracts, variation records, payment documents, and cost reports.
  • Ensure all commercial documentation follows company procedures and approval workflows.
  • Maintain confidentiality of project pricing, supplier rates, and company commercial information.

Job description

Responsible for managing project costs, quantity take-off, budgeting, cost estimation, procurement support, and cost control throughout the project lifecycle, ensuring projects are delivered within the approved budget and meet the required quality standards.

Key Responsibilities
  1. Quantity Take-Off & Cost Estimation
    • Prepare detailed quantity take-offs (BOQ) based on architectural, interior, structural, and MEP drawings.
    • Prepare project cost estimates and budgets.
    • Calculate material, labor, equipment, and subcontractor costs.
    • Review drawings and specifications to identify scope, quantity, and cost implications.
    • Ensure all quantities and cost calculations are accurate and properly documented.
  2. Budget & Cost Control
    • Establish and monitor project budgets.
    • Track actual project costs against approved budgets.
    • Monitor project cost movements and identify potential cost overruns.
