Responsibilities

• Handle renewals and extensions including rental review and retention follow-up.
• Coordinate tenant fit-out and handover with Engineering and Building Management.
• Monitor market conditions, competitor malls, and rental trends; provide input for leasing strategy.
• Proactively source exhibitors, bazaar and event organizers, and brand partners that align with goals.
• Develop and update the rate card, event calendar, and space planning for exhibition areas.
• Prepare leasing documents for exhibition areas and coordinate invoicing with Finance.
• Ensure compliance with SOPs, tenant regulations, and legal requirements.

Job description

• Support the Lease Department in achieving the mall's occupancy, rental revenue, and tenant mix targets.
• Identify, approach, and follow up on prospective tenants for vacant and upcoming retail units in line with the mall's tenant mix strategy.
• Prepare and negotiate offers (letter of offer / LOO), lease terms, commercial conditions, rental rates, deposits, lease terms, and loading/unloading arrangements with prospective and existing Lease
  & Casual Lease tenants with prospective tenants. Also maintain and regularly update the database of prospective and existing casual tenants, exhibitors, and EOs.
• Handle renewals and extensions of existing tenants, including rental review and retention follow-up.
• Coordinate tenant fit-out and handover with Engineering and Building Management, ensuring compliance with the tenant fit-out guidelines and opening schedule.
• Maintain good relationships with existing tenants and follow up on tenant requests and issues in coordination with relevant departments.
• Monitor market conditions, competitor malls, and rental trends, and provide input for leasing strategy.
• Proactively source and secure exhibitors, bazaar and event organizers (EOs), and brand partners that align with the mall's positioning and commercial goals.
• Curate and select exhibitors and EOs based on product quality, reputation, and concept fit.
• Achieve monthly and annual casual leasing revenue and space utilization targets set by the mall.
• Develop and update the rate card, event calendar, and space planning for exhibition areas, in coordination with Marketing.
• Prepare all leasing documents for exhibition areas, including proposals, offering letters, lease agreements, and related correspondence.
• Coordinate invoicing, payment collection, and deposit processing with Finance.
• Monitor loading and unloading of exhibition materials and ensure the exhibition area is set up and operated in accordance with the agreement and mall regulations.
• Coordinate with Building Management, Engineering, Security, and Operations on permits, safety (K3), utilities, and layout.
• Ensure compliance with SOPs, tenant regulations, and applicable legal requirements.
