Job summary

PT XLSMART Telecom Sejahtera Tbk is seeking a Facilities & Asset Manager to maintain the reliability and safety of all company facilities, buildings, fleet, and related services in Jakarta. The role focuses on sustaining productive workplaces and ensuring operational continuity.

You will develop maintenance plans, manage budgets, and coordinate with external partners to deliver high-quality, cost-effective services while complying with health, safety, and environmental standards.

Qualifications

• Minimum degree in Industrial Engineering; Architecture is preferred.
• At least 5 years of telecommunications or building management experience.
• Experience managing external relationships with service partners, contractors, vendors, building owners/managers, regulators, and utility providers.

Responsibilities

• Assess and maintain facility conditions across all company sites to identify maintenance needs and risks.
• Develop and implement maintenance plans, budgets, and resource allocation for upkeep and upgrades.
• Ensure compliance with health, safety, and environmental regulations and internal policies.
• Monitor KPIs for facility efficiency, energy usage, and service response times to drive cost optimization.
• Draft SLAs and manage relationships with contractors and suppliers to ensure quality and cost-effective services.

Job Purpose

To ensure the optimal functionality, safety, and efficiency of all company facilities and infrastructure (workplace, building, fleet & employee necessities) at designated area, providing a conducive and productive environment for employees and business operations. This role is critical in maintaining the physical assets, managing operational costs, and ensuring compliance with all relevant health, safety, and environmental standards, thereby directly supporting the organization's strategic objectives and operational continuity.

Main Responsibilities

1. Assess the physical condition of all company facilities, infrastructure, and equipment to identify maintenance requirements, potential risks, and areas for improvement.
2. Prepare & implement comprehensive maintenance plans, operational budgets, and resource allocation strategies for facility upkeep, repairs, and upgrades, align with company’s strategies.
3. Verify adherence to all health, safety, and environmental regulations, as well as internal policies, to ensure a secure and compliant operational environment.
4. Measure key performance indicators (KPIs) related to facility operational efficiency, utility consumption, and service request response times to drive continuous improvement and cost optimization.
5. Draft service level agreements and manage relationships with external contractors and suppliers to ensure high-quality and cost-effective facility services and project execution.

Requirements

1. Major in Industrial Engineering is minimum requirements, but Architectural is preferred
2. Minimum 5 Years experience in Telecommunication, Building Management roles
3. External relationship with: Service Partner, Contractors & Vendors (service, maintenance, repairs), Building Owners, Managers & Representatives, Government Regulatory & Local Authorities, Utility Providers (electricity, water, waste management)
