Senior Manager - Property Development (Developer)
Our client is a leading real estate developer with a strong portfolio spanning residential, mixed‑use, and investment properties across Hong Kong and the Greater China region. Due to continued business growth and strategic expansion initiatives, they are seeking a high‑calibre professional to join their Property Development team.
About the role
Land Acquisition & Business Development
- Source and identify new development opportunities in alignment with the company's investment strategy.
- Conduct comprehensive feasibility studies, including financial modeling, market analysis, and risk assessment for potential land acquisitions.
- Manage the end-to-end acquisition process, from initial site identification and valuation to bid preparation and final transaction execution.
Strategic Joint Ventures (JV)
- Explore and evaluate partnership opportunities with potential developers, institutional investors, or corporate partners.
- Lead the structuring, negotiation, and execution of joint venture agreements.
- Maintain strong relationships with industry stakeholders to ensure a steady pipeline of collaborative projects.
Land Matters & Government Liaison
- Act as the primary point of contact for land administration and land grant matters.
- Manage lease modifications, land exchange applications, and premium negotiations with relevant government authorities.
- Ensure full compliance with local land regulations, planning requirements, and zoning laws throughout the development lifecycle.
The successful applicants
- Bachelor's degree in Real Estate, Surveying, Property Development, Urban Planning, Business, Finance, Engineering, or related disciplines.
- Minimum 10-15 years of relevant experience in property development, land acquisition, real estate investment, or development management.
- Strong knowledge of Hong Kong land administration, town planning processes, development regulations, and property market dynamics.
- Proven experience in land acquisition transactions, development appraisals, and project feasibility analysis.
- Exposure to joint venture developments, partnership negotiations, and large‑scale mixed‑use or residential projects is highly preferred.
- Strong financial and commercial analysis capabilities.
- Excellent negotiation, communication, and stakeholder management skills.
- Ability to work independently and manage multiple complex projects simultaneously.
- Proficiency in both written and spoken English and Chinese (Cantonese and Mandarin preferred).
