Job summary

Holligold Company Ltd, a prominent Hong Kong property developer and asset manager, seeks an experienced real estate development professional to oversee refurbishment and site-wide project management. You will manage large-scale renovation projects, tendering, procurement, cost/quality control, and compliance with building regulations.

You will coordinate with consultants, contractors and authorities, oversee tenancy-related fit-out and A&A, and manage emergency maintenance as needed.

Qualifications

• Degree in Architectural Studies or related discipline required.
• Minimum 8 years on-site experience with property developers, landlords, asset managers, or main contractors.
• Proven experience with commercial/retail fit-out, A&A, refurbishment and waterproofing.
• Strong project management with experience coordinating design, docs, procurement and fit-out.

Responsibilities

• Manage renovation and refurbishment projects from inception to completion, including planning, budgeting, cost control, site supervision, QA and progress reporting.
• Prepare tender documents, evaluate submissions, select contractors, and monitor construction, quality and safety performance.
• Conduct handover inspections and oversee defect rectification works.
• Assess feasibility and cost implications of tenancy unit subdivision and upgrades, and prepare layout proposals.
• Review drawings to ensure compliance with HK Building Ordinances and related regulations.
• Maintain accurate records of alterations, approvals and as-built drawings.
• Coordinate with external consultants, contractors, authorities and internal stakeholders throughout project lifecycle.
• Handle emergency property-related incidents such as water leakage, power failures and pipe bursts.

The Company We are a prominent Hong Kong property developer and asset manager seeking an experienced real estate development professional to oversee a wide range of project management responsibilities. The successful candidate will be responsible for large-scale refurbishment projects, tendering and procurement, cost and quality control, statutory compliance, coordination with consultants and contractors, as well as tenancy-related fit-out, reinstatement, subdivision works, and emergency repair management as needed.

Key Responsibilities

• Manage renovation and refurbishment projects from inception to completion, including project planning, budgeting, cost control, site supervision, quality assurance, and progress reporting.
• Prepare tender documents, evaluate submissions, recommend contractor appointments, and monitor construction, quality, and safety performance.
• Conduct handover inspections and oversee defect rectification works.
• Assess the feasibility and cost implications of tenancy unit subdivision and utility upgrades, and prepare layout proposals accordingly.
• Review architectural, building services, and fit-out drawings to ensure compliance with Hong Kong Building Ordinances, Fire Safety Regulations, FEHD requirements, and liquor licensing requirements where applicable.
• Maintain accurate records of alterations, approvals, and as-built drawings.
• Coordinate with external consultants, contractors, government authorities, and internal stakeholders throughout the project lifecycle.
• Handle emergency property-related incidents including water leakage, power failures, pipe bursts, and other urgent maintenance issues.

Requirements

• Degree in Architectural Studies, Building Construction, Building Surveying, Electrical/Mechanical Engineering, or a related discipline.
• Minimum 8 years of relevant onsite experience gained with property developers, landlords, asset managers, main contractors, or related organizations.
• Proven experience managing commercial and retail fit-out, alteration and addition (A&A), refurbishment, and waterproofing projects.
• Strong project management capabilities with demonstrated experience coordinating design development, construction documentation, materials procurement, and fit-out execution.
• Solid knowledge of Hong Kong Building Ordinances and statutory compliance requirements.
• Proficiency in AutoCAD and Microsoft Office applications.
