Swire Properties Limited in Hong Kong seeks a Manager, Residential Sales to lead the residential sales team and oversee feasibility studies, pricing, and post-sales service. You will drive execution from strategy to delivery in a dynamic market and ensure compliance with relevant ordinances.

The role requires collaboration with Marketing, Legal, and Projects teams, strong negotiation skills, and a focus on timely, high-quality outcomes for buyers and the company.

Qualifications

• Bachelor’s Degree in business-related discipline, preferably RICS / HKIS.
• 5 years’ relevant experience in residential sales.
• Strong English and Chinese communication and negotiation skills.
• Ability to interpret business and market data to support decisions.

Responsibilities

• Conduct market research analysis, assess development potential of residential sites and monitor market activities.
• Review development scheme and layout; formulate sales plan including pricing and batching strategies.
• Coordinate with Marketing, solicitors, and others for DMC prep, presale apps, marketing collateral and transaction registers.
• Supervise staff to prepare sales scripts and Q&As; train frontline sales on product knowledge and customer services.
• Explain and execute preliminary sales & purchase agreements and side letters to purchasers.
• Plan manpower and logistics for launches; support sales office/showflats/roadshows and campaigns.
• Liaise with Residential Property Management and Projects teams for handover and post-sales service.
• Prepare the annual budget and updates on sales programme and cash flows.
• Perform ad hoc responsibilities as required.
