Xponent Design Studio, a dynamic Design & Build firm, seeks a meticulous Quantity Surveyor to manage project cost control for commercial interiors and experiential builds. You will prepare detailed Bills of Quantities, cost estimates, and GeBIZ tender submissions, ensuring alignment with budget and design intent.
Ideal candidates have 2–4 years of QS experience, familiarity with SIA/REDAS forms, and strong capability in reading architectural/MEP drawings.

At Xponent Design Studio, we are a dynamic Design & Build firm bridging the gap between spatial design, physical fabrication, and interactive technologies. We specialize in high-impact commercial interiors, experiential exhibition stands, and immersive corporate spaces. We are looking for a meticulous, commercial-minded Quantity Surveyor to take ownership of our project cost management, tender submissions, and contractual governance.
Tender & Cost Estimation: Prepare detailed, competitive cost estimates, material take-offs, and comprehensive Bills of Quantities (BQ) for private commercial fit-outs and public sector/corporate tenders (e.g., GeBIZ submissions).
Procurement & Subcontractor Management: Source, evaluate, and negotiate quotations from sub-contractors, fabricators, and specialized technology/AV vendors to ensure optimal margins without compromising design intent.
Variation Orders (VO) & Scope Control: Track design iterations and scope creep closely; prepare and negotiate VOs with clients and sub-contractors in a fast-paced environment.
Contract Administration & Claims: Manage progress claims, interim payment certifications, and final accounts reconciliation in compliance with local standard conditions of contract.
Cost Control & Analysis: Conduct post-project cost reviews to analyze margins, identify budget leakages, and refine standard rate libraries for future proposals.
Education: Diploma or Degree in Quantity Surveying, Building/Construction Management, or a related field.
Experience: 2–4 years of relevant QS experience in Singapore, ideally within commercial interior fit-outs, experiential spaces, or retail design & build.
Technical Skills: Strong proficiency in reading architectural, MEP, and joinery/carpentry shop drawings; familiar with standard contract forms (SIA/REDAS) and GeBIZ tender workflows.
Industry Knowledge: Good understanding of local fabrication methods, specialized joinery, material market rates, and building regulations.
Mindset: Commercially astute, proactive in risk mitigation, and able to work closely with project managers and designers to hit tight project deadlines.
