Qualifications

Job description

Position Purpose

The Property & Store Development Director will spearhead the network expansion, lease negotiations, and tenancy administration for Kai Bo’s supermarket and fresh food retail portfolio across Hong Kong. This role is a strategic and hands-on leader responsible for capturing prime neighborhood locations (street shops, Link REIT, and Housing Authority markets), maximizing portfolio profitability, and managing all backend lease administrative workflows to support rapid business growth.

Key Responsibilities

1.Network Expansion & Site Securing (店铺拓展)

• Formulate aggressive store expansion strategies tailored to the livelihood/fresh food retail market in Hong Kong.
• Secure prime ground-floor street shops and public housing estate mall units with high foot traffic.
• Conduct site technical feasibility studies (e.g., electricity supply for freezers, drainage, loading bays) and financial ROI evaluations.

2.Tenancy Management & Commercial Negotiation (租赁商务)

• Lead all commercial negotiations for new leases, renewals, and rent restructuring to achieve maximum cost efficiency.
• Maintain strong networks with independent private landlords (for street shops) and major institutional owners like Link REIT and Housing Authority.
• Review retail portfolio performance constantly; manage timely lease renewals, relocations, or store rationalizations.

3.Leasing Administration & Project Alignment (租务行政与项目协调)

• Oversee the leasing admin team to ensure flawless execution of legal contracts, tenancy stamping, and deposit management.
• Manage critical lease dates (break clauses, options to renew) to eliminate legal and operational risks.
• Work closely with internal engineering/renovation teams and government bodies for quick shop handover and license applications (Food/Retail licenses).

Key Requirements

• Education: Degree in Real Estate, Surveying, Property Management, or Business related disciplines.
• Experience: Minimum 10 years of solid experience in retail property leasing and network development in Hong Kong, ideally from supermarkets, FMCG, F&B, or mass-market retail chains .
• Core Competency: Exceptional negotiation skills with a proven track record of handling both aggressive street-shop private landlords and institutional landlords (Link/HA). Deep understanding of fresh-food retail technical constraints.
• Language: Native Cantonese and professional English.

物业及店铺拓展总监 将全面负责佳宝食品超级市场在全港的门店网络扩张、租赁商务谈判及租务行政管理。该岗位兼具战略眼光与实战能力，旨在深挖本港民生商圈（包括街铺、领展及房屋署商场），争取最具竞争力的租金条件，同时监管完善的后端租约行政流程，以全力支持公司零售业务的高效扩张。

主要职责

零售网络拓展与选址 (店铺拓展)

• 针对香港民生物资与生鲜食品市场，制定并执行高效的开店扩张策略。
• 主动搜寻并锁定具高人流量的优质全港 地铺/街铺 、领展及房委会旗下商场铺位。
• 进行铺位技术可行性评估（如：冷冻柜供电量、排水系统、上落货区等）及开店投资回报率（ROI）预算。

租务管理与商务谈判 (租赁商务)

• 亲自主导所有新租约、续租、减租及退租的商务谈判，最大限度优化租金成本。
• 维护与香港各大 私人街铺业主（大业主） 、领展（Link）及房屋署等机构的良好高层合作关系。
• 持续监控现有门店资产的表现，灵活管理续租、搬迁或结业优化组合。

租务行政与跨部门协调 (行政合规)

• 督导租赁行政团队，确保租约合同流转、打厘印（印花税）、按金管理及系统录入 100% 准确无误。
• 严密监控租约关键节点（如：提早通知期、续租优先权等），防范法务及运营风险。
• 紧密对接内部工程装修团队，协调交铺（Handover）时间表，并协助跟进相关零售/行业牌照的申请进度。

任职要求

• 教育背景：房地产、测量、物业管理或商业相关专业学士学位。
• 工作经验：至少 10年 以上香港本地零售地产租赁及开店拓展经验，具有 连锁超级市场、快速消费品（FMCG）、大型餐饮（F&B）或大众化民生零售链背景者优先。
• 核心能力：具备卓越的谈判技巧，拥有丰富与香港本地私人个体业主（街铺大业主）及机构房东（领展/房委会）打交道的实战经验。熟悉生鲜零售铺位的技术指标。
• 语言能力：精通粤语（母语级别），具备良好的英文商务沟通能力。
